    Very informative episode again. Love Nezir and would love to see him more often. We bought 3+1 & 1+1 in Vira - beylikduzu almost a year ago and the project is on your website as well. The prices in USD terms has increased since we bought. Got our citizenship thankfully. Would appreciate your take on it if it was sensible investment.

    Hi from Australia. Thanks for an informative video. Though I wouldn’t dismiss the wife’s opinion. Renters care for the positioning and functionality of a kitchen just as much as landlords do. She has a point if she’s wanting to make a smart investment. Directly or indirectly, she too is the investor.

    Hi Aladdin, Brilliant Video you covered everything that one should be aware of. I bought my properties through property turkey last year in Şişli my experience was excellent. The most important thing for us foreigners is to Trust our Consultant and i can say that Property Turkey is Trust worthy. Now my question is how can i know if my property has appreciated or depreciated? i would appreciate it if you can cover that in your next video or simply answer it here.

    I’ve been following your channel for quite sometime. I love it because the three of you are so passionate in what you do and your genuine desire in wanting to help people that wish to relocate or invest in Turkey. There is one topic that is dear to my heart,because of my age, and that is Senior Living Resorts on the Turkish Riviera. Some comments were made at some stage, that these resorts are not commonly available in Turkey- the family is expected to look after you. That’s fine,however,what happens to the foreigners that relocate on their own and in the future would require help.
    My question to you guys is: How can we tackle this situation? What is your expert advice to ensure our day to day life can be achieved in a pleasant and safe way and of course financially possible. Looking forward to read comments on this topic.

    Thank you for the discussion. I've asked this before but didn't get a response.
    Question: If a foreign investor buys a real estate in Turkey for the purpose of rental income, can the rental be collected in hard currency such as USD considering the fluctuating value of Lira (TRY)?
    If no, then how is a foreign investor's ROI protected?

      No, but each year you get raise for example this month is like 26 percent. İf your rent is lower than the market (after 5 years) you can agree eith ypur teneant to match the market or little less After 5 years you can go to court and court will decide the rent raise. After 10 years you can make your tenant move and get a new tenant but you need a lawyer for these

      @@tserhatk5040 @T Serhat K Thanks for the reply. So what I understood is:
      1) At the time of recontract with tenant, the value of lira will decide how much percent of rent can be increased or decreased for the next full year. This can lead to disputes though.
      2) At the end of 5 years, if the rent still does not match with market even after yearly increase, then the dispute will be settled in court? Wow, 5 years is a long time and don't know how long court takes to give a verdict. That's quite unfavorable for foreign investors.
      3) The owner can only change a tenant at the end of 10 years? And is at the will of the court? Phew this could be a deal breaker for many foreign investors looking for rental income 😲. Imagine getting stuck with a bad tenant for that long! This is not a good exit strategy.

      1. You will give your flat for rent for the market value. Every year the contract renews itself. Govenrment gives the a number for each month thats sort of inflasion this year february 25 percent. İt will not decrese we have inflasion, this number is to catch up the market. But at the end of 5 years the raise you made might be undervalue of the market so you can talk with the tenant let raise it market value if they dont do it, you can go to court and it will be matched close to market value and 10th year you can move them and get a new tenant. But you need a lawyer. We have shortage for flats in mu neighbourhood for rent only 150 flats and this is raising the prices up. Turkish lira is not the case for the calculations the prices are raising in dollar terms. But this can also be reversed

      2. Okey 5th year. When you go to court for the rent doesnt matter how long it will take beacuse you will get your raise the time you opened the case file and they will pay the diffrence with intrest. But since people now the laws they will agree with you abıut the rent. Nobody likes courts and legal fees

      3. You cannot be stuck with bad tenant beacuse the legal system will help you move the tenant. İf they dont pay you move them, whats is a bad tenant ☺️? 10 year thing is oppurtunity for the owner.
