Big red flag 🚩 first get your client pre approved to buy a home - then you start shopping for homes. With a pre approval - you know exactly what your client can afford and gives you a baseline on what (price) homes to look at.

The quote regarding the fee coming from the seller and the guarantee that the buyer will not pay will not work today in the California market.
Can you Do the same exact script but with today's NAR settlement practice changes?

There are browser extensions that you can use to change a volume even more. I did and it works perfectly.

Great video! You don’t have to mention closing cost to buyer clients typically its 3.5% to 4%?
I always go over closing costs with buyer clients. Get a good app like the fidelity title app to show buyers exactly what they can expect. 3.5 - 4% is a good rule of thumb though.
