    Any thoughts for those of us looking to select an affordable builder this winter, given more may be going out of business? Is there a way to keep our funds in trust or something so we don't lose everything should this happen? I saw one the other day that needed a 60% deposit on contract signing and that seemed a bit high... thanks for the great content and insights!

      Safest thing to do is buy a property already done . The fact your asking this question shows your potentially an easy target for some scam artist builder who wants your deposit to help pay his debts off and then leave you in the lurch . The days of the good old fashioned reliable builder who turns up in a modest work vehicle are near gone . Now you get pretenders in leased vehicles with sign writing all over it driven by a guy who has no intention to hammer a single nail into your build . Instead he takes your money and puts a bunch of sub contractors on the job who clown around and really don’t care for quality . Next thing you know all the promises are gone and he’s not returning your calls . Yeah he’s gone under and left you out of pocket . There is simply way too much premeditated dishonesty in the building trade and zero laws against it . Builders don’t care to send a company into liquidation and start another in their wives , brothers , uncles name etc Don’t do it . Buy a good solid home , landscaped , move in ,light the fire and put your feet up .
