      @@user-nz8yy8ft2n a developed city means not only buildings brother, it's a combination of infrastructure. How many schools are there with good standards, how many sports stadiums or recreation centre's are there for children. How many malls are there.
      We can't compare Guntur with Vijayawada that too, Vijayawada is just 5kms to 10kms from Core capital development area and Guntur is 30kms.
      From core capital Bus stand, airport, Hyderabad and Vishakapatnam everything is in good access of transportation but where is it in Guntur?
      Just understand the things in a broader way like an invester. Don't think on one side like a seller

    In amaravathi the roads are min 50 and for every 1 km we have 100 ft roads, drainage , water, power and all other required facilites. So its better to even buy @ 50K 60K per yard in this area rather than in the areas u r specifying @25K to 35K

    Phase 1 area which you mentioned is good and but prices mentioned in video not same i have seen 2 weeks back..if price in amaravati is not your budget one can buy alternative to near kantheru,jonnalagada which is not in agriculture zone.this area are is proposed urben development zone as per plan. Due to investment from central government for orr ,railway projects change in state government cannot change capital

      Else if visakhapatnam became capital imagine the cost rising will be greater than Amaravati
      But the Govt can only develop one place at a time because most of our development depends on outside investment rather than inside.
      We need to build more start ups by local people and do business in their towns districts.
      That's the only way.

    Invest In Amaravarhi if one can wait 10 to 15 years. Everyone wants fast money, so rates are already adjusted for next 10 years. Better wait and invest in right area than based on speculation

    Your assessment is totally flawed due to these points
    1. You don't seem to have any idea about the zonal restrictions e.g., majority part of phase I u mentioned is in Agricultural Projection Zone 3 which is reserved for future expansion of Amaravati capital city beyond current 29 villages. This is long term investment, but with considerable risks as no idea when govt will expand. Until then, no permission for residential conversions
    2. You seem to be showing Guntur and tenali railway lines as old and new NHs instead of the red line passing thru tadepalli,kunchanapalli. After 6 months when Vijayawada west bypass starts, this current NH siege to be NH and only local traiffc will flow thru this area. Traffic coming from Eluru/Gannavaram side can use West Bypass to reach Amaravati which is much closer and faster. So, though the land values will still increase in this area, but not higher than Gollapudi, Nunna and Gannavaram areas adjacent to the West Bypass
    3. As per CRDA prospective plan, all the brown/yellow area is proposed urban area and green area is Agricultural projection zone. So, depending on how strictly govt. follows this zonal plan, land values will have to appreciate much faster in this proposed urban area majority of which is around Gollapudi, Jakkampudi, Nunna and Gannavaram.
    Please post videos with proper information and half baked knowledge will be misguiding people into unwarranted risks

    For Amaravati to be fully occupied it takes atleast 15-20 years. If u wish other areas also to be populated it would take 50 years. So ur kids too might become old. Its foolishness to buy in the areas u r proposing to buy @ 4-7 crs per acre where as u can get @3 crs in core areas of amaravati.

      Amaravathi village is a mere barren land with nothing around. Cities cannot be constructed but formed on their own. We already lost Capgemini to Chennai....
