    Hello Matt. Thank you for such a wonderful overview of the Avellana area. I've been there at the end of January, it was so popular and highly visited by tourists. The white beach was gorgeous and the Lola restaurant on the beach completely occupied by visitors no parking spaces available! The development goes by the time they bring water in different areas although there are several projects in progress right now. I absolutely agree that it has all the potential to become a very popular place in Guanacaste. By the way, they started to pave the road by pieces so we can expect it to paved after sometime. But I like it the way it is.
    Can you tell me, if it is possible for you to share this video of the Avellana area from the drone? I would really appreciate it!

    This location is a surfer's paradise based on the information provided Matt. You really do your research in highlighting the pros and cons of an area providing your viewers with real time information on Costa Rica real estate. Thanks as always for keeping it real and providing those of us interested in Costa Rica real estate the best information available :)

    Love This beach the perfect two night stop enroute to Santa T. Lola’s is fantastic.

      Very cool, I hadn’t thought about it as a stopover on the way south. I am an Indiana guy and definitely do not think like a surfer!

    Thats one of our spots every time we go to Guanacaste. The only bad thing is the road that takes you to Avellana, an absolute nightmare. My conclusion is that locals and residents want the road like that so it drives away undesirable tourists.. I totally understand it.

      The road has recently been improved! They have put this semi-asphalt stuff down along several stretches in Avellanas and going there from Negra or Junquillal. It is in great shape right now but I hope it gets horrible again so the area doesn’t fill up with too many tourists….

    so this is the next area to be gentrified :-) but nothing beats No$ara , not even the prices hahaha

      You can definitely expect some gentrification in Avellanas… who knows if it will actually get to the level of Nosara.

    Is CR doing anything due to not over-develop the country? There are many bad example to learn from.

      Yes absolutely, there are building restrictions to keep green zones and avoid over-developing properties. Also almost a third of Costa Rica's total land mass is completely protected and divided in many national parks.
      Depending on the type of property, one is able to put solid constructions from 15% (for big agricultural land parcels) up to 85% (for residential and commercial lots) of the total size.
