  • With their growing family leaving them short on space, Josh and Jordan are hoping to sell their three-bedroom Savannah, Georgia bungalow. But after four months on the market and virtually no interest, they’re stumped. Especially since they’ve tried their best to stage the home for a quick sale. Enter property expert Sofie Allsopp. She says the property is perfect for first-time homeowners, but with its mismatched furniture and patterns, derelict back deck, and a dining room that doubles as a laundry room, potential buyers just can’t see beyond the mess. Sofie’s design plan includes an outdoor overhaul and while Josh tackles the garden with a machete, Jordan makes her mark inside.

    Unbelievable. I sold my house last year and simply watched TH-cam videos, repainted all the rooms in neutral colors, got rid of most of my furniture, MINIMAL wall art, painted the outside of the house. Had an open house and over 30 couples showed up in one day. 1 offer that day, 5 more offers in the next two days, 3 more by the end of the week. Accepted an offer for $10k more than asking price. Easy-peasy.

    When we decided to sell our house we painted everything, including inside the closets. We rented a storage space and took out all kinds of stuff including half of our clothes so the closets would look bigger. Everything was scrubbed within an inch of its life. Our house sold before the for sale sign was even in the ground. Our realtor though she had someone who would be interested and brought them by. They bought it, so it never made the multi list or had a sign. Just make sure your house is spotless and reasonably up to date and it will sell. Hard work pays off.

    • @happydays1336
      @happydays1336 6 ปีที่แล้ว +13

      When we staged our house we did the same thing. We took out excess furniture and things in the closets, painted and kept the house immaculate. The house was ready to show at any minute. Sometimes I had only 30 minutes to get it ready for potential buyers and had no problem doing so. I also worked hard so the yard was beautiful. We had 2 full price offers and the house sold in two weeks.
      I watched a lot of TH-cam and HGTV videos on staging homes.
      A good tip I got from one of the videos was to hang a mirror in the house so people could see themselves living in it .
      The seller shouldn't be in the house when people come to look at it because they'll feel too inhibited to discuss the house frankly.

    The azaleas in the front of the house could have been cut back to about 12 inches off the ground. The azaleas of Savannah are a tradition, and trimmed right, they could have been an asset at zero cost. I had mine cut back five feet and it made a tremendous difference. The leaves in the yard, it's such a HUGE job here in the south, because the leaves keep falling for six months. I've seriously considered cutting down almost all my trees just to get rid of the problem. It is the oak trees that make those huge leaves you see in the planters, and unlike the trees I grew up with up north, they do not decay well. Very difficult.

I grew up with great parents who taught me about cleaning, yardwork, gardening etc. My dad built an entire sun porch on the back part of our house. He built a little bridge over a creek in our back yard. Our house and yard were meticulous. My dad's nick name was Mr. Clean. Seriously.
      The family who lived next door to us however, literally had a junk yard for a yard complete with large rodents. Their 2 children grew up in that mess, and are nice adults today. Geez, we had our first three children while living in a 1,000 sq.ft. 3 bed, 1 bath home. We loved it and with a fenced yard it was great for our children playing outside. We would have lived there longer but husband got transferred in the military. People are so strange, I think they don't really know how to take care of a home, let it get run down and then want to move to a "nice" clean home to start over. Problem is that the neglect and clutter follow them wherever they go, and soon they're in the same old mess. Declutter your home, paint it pretty colors, have a plan for acquiring the right furniture, keep it in good repair and enjoy the home! Cleaning and decluttering go a long way to making a home livable.

We're 7people in totally dysfunctional 1200 sq feet (our house has oddly shaped rooms etc) but we just make it work. The busy street would be a deterrent though. I hated the noise when we lived on a busy road. But a fence solves lots of problems, and properties fronting/backing onto busy roads often are deeper than standard lots.

Design it, get a color palette and put a a substantial fence in the front yard to make it safe for children. I would buy it for $50.000 less and move the laundry room pronto. Can’t it be in the garage? They are showing this property like a distressed property. What was that mess in the fireplace? I wouldn’t even let my family see my house in that state, let alone potential buyers.

      Buyers can never see past anything. It's mind-boggling. Whenever these types of videos show the potential buyers walking through, they're always looking at and commenting on the furniture and decor. That stuff does not come with the house!
      Look at the flooring! The size of the rooms & closets! Look for cracks in the walls & ceilings! What condition are the windows in? Does anything need repairing? Is there any mold anywhere? These are some of the things I look at. I don't care what the seller's taste in furniture and decor looks like, as long as they haven't done something weird that I have to fix, like paint all the walls black. I'm beginning to think most home-buyers are brainless. No wonder they need a real estate agent.

It makes the windows look even smaller. We had followed this pattern from the previous homeowners and changed it about 3 years ago. It looks so much better! On small windows, you want them to look as large as possible and more "craftsman" like which means one color for the trim. That's too bad on their part.
