Theory is interresting but.... GPT now can do similar things. A usefull idea could be to take a concrete exemple and make the maths. Loan cost and insurance, market situation and precise situation of the planned investment, refurbishing cost, indirect costs of the reglementation on this investment, exemple of net ROI... It gives an idea on where and how to pay attention on. This somthing GPT is totally incapable, and you feel more capable to face the reality that way.

Generally that is the rule. If the rent is very sure more people will pay more for it. If the rent is risky less people will take on that risk and the value will be lower and the yield will be higher. But it is more likely of tenant default and longer voids

As long as you have the same goals. Legal structure for any issue, won’t need the cash back quickly, and agreed responsibility

If in ireland you need your PSRA license number before you start trading.
