    Thanks for sharing! However, for the price difference part, you are comparing the between freehold and leasehold.... Haig court is freehold, doesn't really make sense... as in, if Haig court is leasehold, it will probably be 1500psf today.

    Please check your calculation for gap per year.... $128psf/year?

      Yes! Thanks for pointing that out.. 😅
      The difference should be $60psf/year if based on $2600psf or $53psf/year based on $2500psf.
      With this the difference among other launches though are smaller gap, it is also at least 2x others.

      Also impt to note that recent scala 2 bedders have hit 1.9k/ 2k psf which is a more accurate sensing of the gap. No 3 bedders for scala on sale since May this year.
      In addition, not fair to use haig court as comparison as it is freehold and def will have smaller gap.

      Thanks for sharing. And yes, 2 bedroom already at 1900psf thus we use the closest average. Even with $1800psf. There's still a significant gap.
      Great you point out about Haig court. The fact is even with a FH vs a 99 years. The gap is seemingly smaller too.
      Can you imagine if we use tembusu grand and compare to Emerald of Katong. 😁🤗
