    It’s amazing to me how little knowledge people from interstate,especially Sydney and Melbourne have of Brisbane. They still think of Brisbane as if it was 40 years ago.

    It's funny how many people from down south are always on the offense about how their city is better, but in Brisbane we don't really seem to do that. Really makes it seem like they something to prove.

    Brisbane accelerated... Ipswich shot a rocket in to space
    Most suburbs are nudging 70-90% increases since covid.

    Affordability in Melbourn and Sydney, hence Melbourn is falling and Sydney is flat and TAS is wiped out.
    so yeah affordability is key.
    On the supply side we are building more houses per 100k people than the US and the UK. but still not enough.
    look at the domestic migration
    look at the type of buyer (investor, owner etc.)
    look at the deposit size, and where its coming from
    look at the mechanism of sale.

    We can have a gentle market correction with governments and communities taking on the responsibilities of social housing, improving housing ownership for families or we can have a eventual crash.

    It's interesting to me when people talk about Brisbane they leave out the Gold Coast which is arguably even hotter than Brisbane's market.

    Nothing a change of Government and deportation won't fix...Once USA starts it's deportation other countries can follow suit and prosper as the USA will in 2025.. Australia can follow suit..Thankyou and God bless Australia

    One causative factor is likely the uptick in homelessness in Brisbane. Fear is an ultimate motivator.
