    I am an investor in Real Estate & this is the only time in my life that I can say I hope that I don't make too much money next year through appreciation. I am hoping for a single digit increase, something like a 7-9% increase. I want sustainably in the high range. The key word here is SUSTAINABLY. I am making a prediction of my own. There are going to be 35 & 40 yr amortization mortgages coming back again in late 2022 to sometime in 2023. Otherwise only Multi-Millionaires & Billionaires will be able to live in the GTA & we will be telling our Grand & Great-grandchildren about a place called Toronto & the GTA were many many many months in the past we usually buy a house with a backyard for only a mere $1.5-$2M.

    If oil and inflation stays high, Alberta is going to catch up to the rest of Canada. Think 2008-2014. Employers can not find enough workers to fill positions. Very big shortages. Fort McMurray employers are raising wages by to as much as %25 just to find enough employees. I just purchased a 1000sqft bungalow in Edmonton area backing on to a golf course for $245,000. Alberta is still affordable and wages are starting to rise. Best place to be if you are new to canada. But Calgary definitely has better weather :)

      @@johnsnow34lll to an extent. I found that Edmonton was slightly cooler overall than Calgary. I lived in Calgary for 25 years so pretty decent weather, we tended to get more warm chinook waves than Edmonton by comparison.

      @@begley09 I've evaluated moving back. I've been here in Windsor for 4 years now. Timed the market very well so might be happy to take my winnings in this town and run 😉👍buuuuut the weather here blows Calgary out of the water. So definitely a tough judgement call. 😬😬 Maybe revert to cash and rent somewhere for a bit. Sometimes you gotta know when to cash out and play the game another day 😉👍

    Government is stepping on its own toes. On one hand, you have a federal government "trying" to help first time buyers. On the other hand, you have municipality making it extremely difficult and costly for builders. Also, many people don't want a damn condo.

    Been living in London most of my life, seeing home prices sky rocket over the last few years and seeing competition for homes that are over a million dollars has been crazy.... where is the upper limit on home prices these days it seem like a million is nothing any more

      100% the London area has certainly seen an increase in the housing market over these past few years, we recently just filmed a video with Matt McKeever discussing inflation & we cover some of our predictions for the coming yers! Could be worth checking out for some more context!

    I have a opportunity to sell my current home anytime from this fall until spring of next year because I purchased a new home from a builder that will be ready by early summer next year. Should I sell my home now and rent somewhere to be safe or do you think based on all this info that it’s safe to wait until next spring?

      I am in same situation but won’t get my new built till Oct 2022. Was planning to list it June/July once my builder confirms no delay

    10% increase till july 2022. Then stabilize at 5% in the next few years.
