Man, I love this channel already and I just found it lol. And I love Investorbase guys. I love the platform, it’s super easy to use and I’m so mad. I wish I was on that call. I was still on the trial, but I wish I could’ve gave some feedback and saw the demo as well, I also agree that the only thing missing is if we can see the investors previous flips they did recently as well. This is why I need to close a deal badly because I need to hurry up and get a monthly plan.
Another good place to find quality buyers is on FB groups for investors. A bit more work, but free. You can also use propwire and search closed deals and find LLC buyers there.
And last question guys I just want to thank you again because in the past week found two buyers from Investor base I sent them about four deals and they all fell through due to some minor things which really has me down, but I’m trying to find a way to stay motivated because financially, I’m in a really bad spot But anyway, I’m about to pull a new list of leads in NC. Should I pull mostly houses or land or house and house?
As far as houses vs land they both work!! It's up to you what you want to focus on. I would recommend picking one and focusing mainly on that first for 6-12 months before branching out. My dad Mark is more focused on land and I am focused on houses but we both close deals every month! So they both work. You got this!!
Guys I just love how you are in North Carolina just like me as well. The one Virtual like I said I love Investor base and I didn’t get the chance to really hold in and get some quality buyers yet I was only on but I have two questions first is what filters do you thinkgreat right now for sellers looking Cell another question is should I focus on houses more than land because right now I’m heavy only land in North Carolina.
I can't say that one is better than the other- land or houses. It's a matter of what you feel most comfortable with. Out of state and out of county owners are always good filters to start with.
What kind of land is mark doing. Infill lots? Or rural stuff
We do both urban and rural. Mostly residential building lots, but some bigger acreage. We work with builders and also with individuals who are looking to build a house or put a mobile home on a lot. Last year we closed 44 deals and probably 36 or 37 were land.

Launch control is the best!! Their cheapest plan is $497 per month but with them you don’t have to pay any extra fees. It’s just a flat monthly cost.
I have two accounts with them on the higher tiers. I send out 8500 texts per day with launch control. 3500 on one and 5000 on the other account.
