    I have been looking more and more into smart locks and self-showings through the Rently platform. Have you had any experience with this platform, and what has your experience been like with it? What locks do you use or do you use a lockbox? And what is the experience bin for your tenants?

      Never used Rently. We use Tenant Turner and it's good - but like everything - it has it's quirks.
      Tenant Turner provides an electronic lockbox. Majority of tenants seem to like it but we have had problems with lower income tenants being able to figure it out

    I agree with everything you said. Except to make 3 times the rent. That is totally crazy with the way rent is so high.

      @@emersonpm where I live I'm one of the lucky ones that just pay deposit an first month rent. Other wise here in Spokane Washington your paying $1200 for a one bedroom apartment up to $2500 for a 3 bedroom. Yes min. Wage is going to go up in January to $16.66 an hour. But rent an everything else going to go up too. An people hours are going to get cut. I sorry that I disagree a person wages should be 3x as much to get a place to live. I am a stage 4-A lung cancer person. So I am on social security disability. An I am in my 60s. I have a good disability check. But I work up to 60 hours a week while I was in my 50s. I get $23 in food stamps a month. I have cancer in both of lungs an will never be able to go back to work again.

      @@marypritchard6182 very sorry to hear about your condition and you're correct - wages have not kept up with rents over the past few years. Hopefully wages will continue to rise as rents get back to a normal annual increase. Either way, wishing you all the best with your condition - that would be very tough to manage.

      @@emersonpm Every time min.wage up . Rent goes up food goes. People get their hours cut at work. Or let go of their jobs. I seen it happen all the time. An like I told you earlier. I am in my 60s on disability I make less then $1700 a month. I am one of the lucky people with a halfway good disability check. But I still have to pay Medicare premiums every month of $175 is taken out of my check. I get a whole $23 a month in food stamps. In January yes I will get a whole $40 a month increase on hourly increase monthly income. But my medical premiums is also going to go up. Food is going to up. Everything goes up. I agree on everything you doing except people will never make 2 or 3 times of rent. Especially if you a single person raising kids. Or retired or on disability.

      @@marypritchard6182true. Very difficult for anyone to get by on fixed income while prices run crazy high. Or like you said, single parents
