Nice coverage over all... Jalandhar has lot of potential.. currently the 8th biggest industrial city in North of India. If Adampur Airport gets international terminal in future, it will attract large scale industries which it lacks right now... And may bring IT/ software companies too .. govt. Need to build IT park atleast 1 in the city and SEZ zone for Industries to flourish.

Many industries are now on the outskirts of Jalandhar as well. NH44 towards Pathankot and near Jandu Singh on close to the alignment of Jalandhar ring road. When you said there is not much development near Kartarpur is maybe because it is a rural area. On the other side. You will have Larger urbanised area of Phagwara, Goraya and Phillaur with industries along the way. But Kartarpur has potential when you mentioned about the furniture market and Jang e Azadi memorial. Delhi Katra expressway and Jalandhar Ring road will help in expanding Jalandhar more into Kartarpur and urbanise the area with new places to hang out and industries and maybe even medium to large scale real estate projects as the Jalandhar- Phagwara highway is already saturated.

Jalandhar new urban city will be Devloped on delhi katra expressway - delhi amritsar expressway-Jalandhar ring road junction at kang sabhu village (Jalandhar nakodar road) lovely university group has purchased 200+acre land on kang sabhu/singha village for residential Devlopment . So you will see in 5 year that area can be called new Jalandhar. Also nitin gadkari is making (multi model logestic hub ) in Jalandhar that will be made in 200 acre land. 3 cities will be connected to Jalandhar with rail,road ,and air amritsar, pathankot and Jalandhar will be connected to kandla port in gujrat with rail road and air . So you will see new factories, manufacturers , warehouse, shopping mall will be made in that logestic park . I can say average agriculture land price in punjab will be 80lack to 1 cr in 2028/2030
Yeah, it seems like India will be totally changed till 2030. Even now big cities and some areas are clean and give foreign appearance and till 2030 80% of the country will be developed on high scale
