Owners are facing huge losses, mortgage increases , property maintenance. Now the legal basement costs. Renters want to live for free and cheap. Its not possible. Everything has expense associated with it. Owners should be able to do rent agreement for year and fixed cost for that year. Live or leave

I think LTB is very weak and the regulation regarding the rental property are also not clear.
At the same time there is no clear check on the number of residential units a person is buying and the approval of mortgage to facilitate the same, in my opinion down payment for the mortgage should be linked to number of property one is holding in his personal capacity for example on first mortgage it’s 5%, so for second mortgage it’s 20% and thereafter it should be additional 5% for every subsequent mortgage (25,30,35…&so on). Because the banks are giving these loans from the deposit from public, so there should be some check in them too.
Also the rate at which these mortgages are disbursed should also be fixed accordingly that is progressive upward.

The government should make such a law that whoever had more house than required.
Let them tax the property and deposit all the dollars back into the treasury. And if possible, the tenants should get some money back.
Govt must fix per square feet rent and should be controlled by the government. Every accommodation must be leased for the fixed time and owner should not ask vacation during the lease period. Renters should not be pressed for for more rent for increase in bank intrest
I don’t know if you guys are in Ontario or not. But in Ontario rent can only increase Upto 2.5%, and owner cannot sell the house and kick the tenant out. New owner have to assume the tenant unless new owner want to live himself . You can watch market place cbc documentary when tenant want 40-50k just to vacant the house so owner can sell it.LTB dates are extending Upto 6 months to a year.this is capitalist society. How can people ask not to invest.

Property owners can sell their average size property at a loss of tens of thousands of dollars or even more than a hundred thousand dollars in today's market. No one comes to cover that loss; neither the government, nor the banks, and not the tenants. So property owners have to keep the property to avoid this huge loss at once. And the survival requires that they raise the rent which may still lead to monthly loss.

The capitalist system requires that the rent or the mortgage is decided by the market that depends on the demand and supply. A democratic government in a capitalist country can work on fiscal policies to improve the economy or reduce inflation but it cannot put a cap on the rents or the price of the residential property. Canada's economic fall in general is the direct result of too much direct interference by the liberal government in giving free money between 2020 and 2022 thus ruining the economy and the work force in the long run. Giving too mush free money was akin to giving too much free sweets to people thereby initially ruining their dental health, and in the long run causing obesity and diabetes, and eventually causing more serious disease that can be fatal.
