I guess its way too much (overpriced) considering CEBU's public infrastructure is way behind and the traffic is getting worst. I love Mandani I had a unit that i sold and made profits. I had my fair share and not thinking of going back to the current market. But by all means living there is a good choice not so much for investment though.
