If you're going to drain your water heater, turn off the circuit breaker for the water heater first. You don't want the water heater to be running while empty or the heating coils can overheat and burn out.

What's if you have gas? You can leave the pilot lit right? I hate having to relight mine. It usually includes replacing the sensor thingy.

Everytime I change my air filter, I write "today" on it so I know when I changed it.

Thank you! After renting for 17 years, we finally bought a cabin in the mountains and realized, we're not terribly handy. Baby steps like this help 😊

Just set a recurring reminder on your phone to change the filter. You can set it yearly, every 3 months or every 6 months.

Great tip! Can we set the reminder for every 8 months?

Thank you ! Simple things some we already do. But wow we can really save money but people overthink these small tasks and think they always have to hire someone.

Great tips Jason! I'm glad you mentioned the dryer vent since that often gets overlooked. I would also add before buying your house to have an HVAC professional check the heat exchanger in the furnace specifically. The furnace will still run if it is cracked and we've known homeowners who buy a house and the first winter need to replace their furnace due to a cracked heat exchanger.

i believed that is a must. especially on the older furnace most general inspector dont go that deep and only focus on the obvious mistake

You mentioned draining out the water heater but I didn't catch how frequently you recommend doing that? Thanks!

Hi Bridget ! It is recommended to do it once a year but if your water heater is old and you have never done it, it is better to live it alone and when you replace it with a new one, start doing it every year. Greetings from Tucson Arizona. Have a nice weekend and Happy Holidays 🌵🌞🌵

Filters should be every month, not 3 months. Some filters are UP to 3 months but rare. Cheap ones are better and the A/C works more efficient due to less air restrictions. It can be costly but well worth it. If you have a furnace, be sure to have a carbon monoxide detector installed. CO is deadly, can’t smell it or see it unlike fire smoke.

These tips are extremely simplified in this video. Flushing a water tank is more than just draining it. Also, going to the city to pull permits?? What? Show someone how to change the filter. If you got a dog you are going to have a plumbing issue?
