    I got my first transaction (listing) from taking Ricky’s advice to leave a VM. The first day I left messages I received call backs. One led to a good, long conversation. The following evening I called back that expired and asked for the opportunity to meet. Seller said yes. I received a come list me call the day after meeting. We are closing this week. Thank you Ricky! Note: I receive a surprising number of callbacks, but it is only through follow up that anything will come of it; emails, relationship, deals…

    I’ve tried both the “salesy” approach and the “branding” approach, and I agree with you. I did get more calls back from the first approach, but because it was based on an obvious desire to sell, it was a colder discussion.
    What are your thoughts on answering phone calls throughout the day? Do you answer all your calls, some of your calls, or none of them? Do you call people back during certain windows throughout your day (planned/scheduled), or are you checking your voicemail and texts and responding as quickly as possible? People live immediate response, but it’s challenging to get the task you’re working on completed if you’re constantly responding to calls and texts. I’d love to hear what you do.

      I've been licensed for 11 years. I sold only 13 homes in that period and left the business. I kept my license and now I've been back 14 months in the industry.First year I was still trying to find my way. I discovered phone prospecting and just started phone calling consistently since January once signing up for Colton Lindsay's 28 Day Challenge. Building a database is exactly what I want to do to build my career.
