How to Apply for the Maryland Homestead Tax Credit

  • The Maryland Homestead Tax Credit is available to homeowners in the state of Maryland, and it can save you money by offsetting some of the costs of property taxes.
    In order to help Maryland homeowners manage large assessment increases on their principle residence, the state has established the Maryland Homestead Tax Credit. This credit limits the increase in taxable assessments to 10% or less each year and applies to every county and municipality.
    The Homestead Credit is only available to homeowners with a principle residence in Maryland. Meaning, the owner must have lived in the property for at least six months of the year, and you must have owned the property for one year before applying. The tax credit will be granted if all of the conditions are met during the previous tax year.
    There are currently two ways to apply for the Homestead Credit. At the settlement of your home purchase, you should have been presented with the paper application, which can be completed and mailed to the Maryland State Department of Assessments & Taxation.
    The second option is to complete the application online. This certainly seems like the easier route to go, but there is one extra step that could change your mind.

    The other step is calling SDAT every week if the application hasn't been processed within a month after submission.

    Thanks for your video! My SDAT record "Homestead Application Status: Application received". But, it does not say 'Approved'. I noticed my neighbors' records say 'Approved' with a date. I applied many years ago and have always believed that I was 'approved'. After watching your video and comparing my record to my neighbors, I am unsure. What should I do?     I missed the May deadline, and applied a few days ago.
    So the credit was not applied in the Tax statement I got for 2023.
    Is there any way to get a refund after the application is approved.

      My assumption would be that if you missed the deadline, they won't roll it back, but you can email the Homestead unit at sdat.homestead@maryland.gov or call 410-767-2165 to see if they can give you an answer.

    What are the negative possibilities with filing for this tax credit?

      There is no downside that I know of. If you don’t apply then your property taxes will just go up to whatever they assess them to.

      @@benddover3093 I'm not aware of any credits if the taxes have already increased. That's why it's so important to submit the application as soon as possible so that it takes effect after you've been in the home for a full year.

    I have lived in my house for 52 years, do I still need to apply for this credit or is it automatic?

      It's not automatic. You'll want to check the status on SDAT and make sure you're approved, if not you can apply.

    I live in a condo. I received Homestead Credit for my city only with no county credit. My neighbor has the exact same unit type that is accessed the exact amount as my unit. He got both city and county Homestead Credit. Why would he get it and I don't. Both of us are single owners.

      There is no deadline, only a waiting period before you can apply and be approved of one year. The government doesn't typically work fast, so you can check your status online or give them a call.

    just to confirm, i cant apply until i have lived in my home for a year? how come my title agent told me to apply as soon as possible?

      You can apply sooner, but the benefits won't kick in until after you've lived in the home for a full year. Applying as soon as possible just means that there's more time for human error when being processed.

      @@RealCreativeGroup thank you!! Follow up question, i found my property online but its still listed under the previous owner, how long does it take to update? I have moved in for about 1 month now. I cant apply because there is already an application in the system from the previous owner.

      @@nood1ez this is common. It will take some time for your deed to be recorded but should be updated soon if you’ve been there a month.
