1:00:05 hi, I’m a therapist. Here’s a rule about self-care that I tell all my clients. There’s nothing wrong with “a little treat” as a form of _reactive_ self-care (today was extra awful or my boss yelled at me so I’m going to get some ice cream) IF you are also engaging in regular _proactive_ self-care (therapy, journaling, physical activity, health care, clean home, etc). My rule of thumb for good, long-term, impactful self-care: It shouldn’t be easy. You won’t always want to do it. You will sometimes have to muster up every ounce of energy you have left after a 12 hour shift or a rough week to clean your room or write in a journal or go for a run. But if it’s good self-care, you will feel good after and you’ll be proud of yourself for having done it.

Dude, I do rental property, and I have had similar conversations with young single parents. One lady had three children. She received lots of child support, and she worked two jobs. I tried to help her buy a house, but my mortgage broker friend told me that no legitimate bank was going to loan her any money. She failed to tell me that her credit score was about as low as it could get. She was overextended on credit, and she bought a new car EVERY YEAR. It was hopeless, and then her on-again-off-again boyfriend got arrested. Then, her ex-husband sued for and won full custody of their children (i.e., no more child support). Such a freaking mess. She moved out at some point, but she still calls me at least twice a year to ask for advice. There is more hope for another tenant who recently got a great new job. I am encouraging her to start a 529 for her son and open a Roth IRA. She is always behind on her rent, and I think she parties too much. She could get it together financially, but first she needs to focus on what is truly important.

People very much do not understand what "writing off" expenses means. It doesn't make it free. it reduces your taxable income. So, if you write $10k off and your taxable salary is $110k it would be reduced by that write off to $100k and your annual income taxes (if we're doing a simple calculation) goes from $19,442.50 to $17,053 (a reduction of only $2,389) and it's only really that high because i accidentally chose salaries that cross brackets. Bottom line is that, if you are writing off a $10k expense, that does NOT mean you get $10k back. You get a percentage back in reduced taxable liability.

Just putting it out there, the fact that a church is actually PAYING HER to work in the nursery on Sundays is HUUUUGE. (Usually churches rely on volunteers and often there's not enough and people can get burnt out) That is very rare in churches and is a good opportunity for her to work more. Can she do evening services? Mid-week childcare for bible study groups? Will they pay her to work camps? Admin in the office? Are there any other jobs she can do at the church and bring her son along? Just some thoughts & ideas on the income aspect!

I get it in theory but I've never done it. If you need a car to get to work and you cannot afford several thousand units of currency in one hit, a car loan makes sense. What doesn't make sense is people buying cars on finance that aren't the bare minimum cost to do the thing you need to do. Caleb is right about getting a 10k car, paying as much as possible up front and paying the rest on the lowest interest loan you can get approved for. You can have a mental break without spending money out. For example: I saved up some points from my grocery store, waited for some of my favourite “splurges” to go on sale, and had a really awesome pizza night at home. I got pizza, ice cream, ginger ale, and chips. With my points I only spent $10 and I have enough to last me for tonight as well. I really needed the mental break and I think it’s okay as long as you stay in your budget! Which I did :)

    • @RemixerDarken

Similar thing here, if I've had a rough day at work or something... I can just, for example, go to pizza pizza and Maxi and get a medium pizza and a 7oz bag of store brand chips... for under 10 USD. I pay in cash and don't have debt, but I wouldn't see myself spending much more in this way. And just like that I have enough food for a couple meals. I can have dinner and leftovers for the following day. I don't get how people justify spending 50 dollars they don't have on ONE food delivery because they "needed a break". Good luck affording those breaks at this rate...

Who knows if she can sell it to break even on it. It'll get taxed since she didn't live in it and there are fees associated with selling the property. She's still young so I doubt she paid much of it off.
She probably only paid 1.5 years of the mortgage, she would be in more debt by selling it. She just needs to raise the rent price.

Someone who charges credit cards like a wounded bull can't be trusted to sit on cash or stocks.
She's turning her nose up at retail, yet she was working in customer service and is an unqualified paralegal now.
Fiscally, yes, she's probably better off selling the house and buying and holding indexes.
Realistically, if she had access to that liquidity, she would probably piss it away while being even pickier about jobs with no qualifications.
The house is $700/month profit. I wouldn't touch it until/unless there's problems tenanting it.
It's also easily worth twice that much in rent she doesn't have to pay off she were to live there.

@@KevinEF Yup, she'll get hit with a capital gains tax when she sells IF she makes a profit on the sale of her rental. This is a problem with people buying rentals....they don't understand the full scope of the potential tax implications of having a rental property until it's too late and they are knee deep in it.

I definitely understand her anxiety about anticipating negative comments, especially from people who have better finances or who "would never do something stupid". I think the fire's lit and no one is talking about how impressive it is that she bought a house at 21 and is creating another stream of income so young. I think if she follows Caleb's advice, she'll set herself up in a FANTASTIC position by or before 30. I'd love to see her return for a follow-up.

The House is screwing her. My guess is she inherited money from her Mom, put it for the down payment and leased it based on passive income advice from social media. She hasn't been able to afford it and is taking out loans to upkeep it. She couldn't get food stamps because of it or any assistance when shee needed it.. She's house poor without even living in it.

I agree. She deserves A LOT of credit for that!!!! And it's cashflowing!!! And the girl lost her mom 7 years prior to this 😢😭 SHE IS A WINNNNNNNER. SHE just needs a mentality change. No more clubbing, drinking, partying. She will be a wonderful wife if she applies her mental fortitude to learning helpmeet/being a Godly wife. She has a lot of hope and potential. She just has to become a frugal woman, Proverbs 31, and before she is 30 she will be FARRRRR ahead of so many others her age. She's a great girl.
