I live in this neighborhood, and I love it! Get in fast because the prices are rising. PROS: It is in a great location. There is easy access to the Outer Loop, which can take you to Preston Rd and the Dallas Pkwy within minutes. The DNT is expanding into Celina, and it should make access to Downtown Dallas easier in 2027. Outer Loop is expanding to Highway 75, which will be easy to get to East Dallas. Builders like Perry, Highland Homes and Traditions Homes are great. The neighborhood is very scenic with its trails, lakes, trees and plants The equity in my home jumped somewhere close to 75k after 7 months. CONS: The HOA can be reactive vs proactive with issues in the neighborhood. There isnt a median on the Outer Loop to turn into the neighborhood. Always pay attention to who is driving behind you while waiting to turn into the neighborhood from the outer loop. The City said they will do something about this in the future, so we will wait and see. The current amenity center being built won't have a gym, but I was told the future amenity center will have a gym.
Scenic beauty and outdoor spaces? Where? It's an endless sea of back-to-back houses on flat, treeless farm land. The "trails" are sidewalks around a few ponds. It won't be so scenic when that Outer Loop becomes a 20-foot high overpass over Roseland. Collin County's website shows the full details in their Engineering section under Segment 3 Schematic 5. The current road will the eastbound service lanes, so it will only edge closer to the development. That said, at least it will be convenient to the new Walmart coming in at the northwest corner of Preston Road and the Outer Loop. 😕
Hav you not heard of the huge Celina Park coming to the North Side of the community that will have big green spaces, amphitheater, parks, walking trails and baseball fields. Yes I’m aware of the Collin county outer loop expanding I’ve talked about this multiple times in my videos. I’ve also recommended buying homes further north into the neighborhood. And yes the walking trails right now are sidewalks because it’s in it’s phase 1 and not completed 🤦🏻 Take a deep breathe we are going to make it through this 🕺🏻
