    I'm a retired builder , I'm disgusted by some of the contractors in the building industry , over my entire career I didn't have a single problem with my clients, my advice to people is pick a smaller builder , a builder who is going to get his hands dirty on the job. All of my work came from referrals by happy clients.

      smaller builders dont have good buying power so there are costs involved in this aswell, no?

      @@bcatist yes correct , but the lowest price doesn't mean you get the best job . Every client is different, some want a good quality job , others want the cheapest price .

    These are issues when you don’t build in a established area or in a housing estate . Major builders will not require these owner requirements,all they will ask for is extra for power (generator) if power not supplied

    Omg i feel you 😑😑 prior to building our first new house, it was like tryna understand a new foreign language. But I started to understand more and more going through stages of building and dealing with doggy people. It was extremely stressful. But I know so much now by going through this experience and also watching your video sounds 100% correct. This video will help so many others out there who are looking into building 🙌🏼💕

    Great video. They find ways to shaft you. The land thing is very critical. Make sure its flat and clean of any bushes or uneven surfaces.

    I saw your video when I started the process but I didn’t understand the importance of what you are saying. Now my contract phase is over and we are starting the build soon.     Thanks a million for this video. Really appreciate the topics you mention, each and every one of them. It is essential to know these facts you voice as the realisation of growing costs and being under capitalised "can" be gut wrenching as time progresses. I am always concerned with these latent conditions and similar. Does fair trading NSW have a facts booklet like their strata living a4 booklet?(...as a starting point). I must continue research. Hope your place is amazing when completed and everything you hoped it would be.

    Thanks for this video. It is so tempting to buy a cheap block of land, but building means having to deal with tradespeople, and that means the risk of being ripped off. So many tradespeople will take advantage of those that are not experienced or professional builders. So I will stay away from building and renovating unless I can do most of the renovations myself.

    It also sounds like your Head-Contractor/builder pulled a fast one on you (via the contract they gave you.)

    Not All builders are the same . It sounds like you dint have the greatest experience with your project and I can understand the need for a video explaining these items to everyone. It always pays to use the right builder that fits you and your families needs.
    This has been great to see an example of what some people have to go through when dealing with the wrong builder

    Is this typical? This industry sounds like a massive rort where those involved treat it as endless money up for grabs and they know you'll get it for them because you have to finish your house.

    I appreciate the struggle to build your own home. Mega stressful! And....always over runs in costs. I like the frank admission of the costs and how these came about. Did you complete the house now? How long did it take to complete. ...and did the valuation for the new build work out in terms. Of.equity?

      Thanks for watching. Luckily my house is valued higher than what I spent! PHEW! it did take from DEC 2014 to OCT 2017 to complete so almost 3 years all up. We are happily living in our house now :)

    1:48 - Gday can you build a house under the dirt ? Do you need to build above ground ?

      You can level it out but it’s extremely expensive and time consuming.
      There is lots of ways to do it but flat is best 👍🏻

    Hi Dani, I really liked ur blog. Thanks for making this video .
    I have one question .
    If I buy a land say 450000 , so for that I need to get a 10% deposit and I would need to secure a loan . Suppose everything is good , I get the loan and buy the land .
    Now if I need to get a builder to build our home , would we need to take another loan ? If yes , that means we need to start saving for this 'builder loan' that we need to connect the bank again with ? Am I right ?

      Correct, the two loans will combine in the end and the second loan will be paid to the builder in intervals. But yes, you have to pay another deposit on that.

    Im currently building a home in melbourne and my land didnt cost that much because it had no bushfire levy and it was considerably flat (land in melbourne is generally flat) and it had everything else. Just another reason why melbourne is better :)

    I got mad just by watching this video...sounds like a complete nightmare that never ends. May I ask how much cheaper was in the end compared to buying a complete house in the same area ?

      There isn’t much to compare it too, there are acres around or older homes but it was worth it in the end 😊
