PERFECT TIMING !! I just got an email 2 days ago that the title is what Logan calls an "Orphan Title". The 18 acres has been in the family for over 100 years and the family never recorded anything properly. The current owner cant get rid of this land and I have it locked up for 25%-30% of value (I'm an appraiser). I was ready to BAIL on this deal and Seth puts out this video with Logan talking about the exact problem I'm having! So now, I'm now keeping the deal and going to go back to the seller and ask for a steeper discount, and get this deal locked up! Thanks Seth and Logan.
