I own 72 acres, 24 miles north of Helena, two miles as the crow flies from the Missouri River and surrounded by federal lands. Purchased in 2019 and built a yurt on the property from a kit. I've found the winters to be brutal when I'm up there in winter. I've lived in Utah for going on 29 years so I'm not unfamiliar, but northern Montana is on a different level. Last November and early December I drove up and it never got above single-digits (Ferinheight) and I didn't see then sun once. Overcast which I think is often overlooked. It is a bitterly harsh winter environment and no joke. Originally I was going to build a permanent home there and possibly move, but I've reconsidered and I'll recreate up there during summers, at least for the time being. Obviously a very beautiful ranch in this video, but there are always downsides to consider. I don't have the scratch to purchase 915 acres, so IDK really know why Im commenting. haha. Just seems people - including me - overlook the tradeoffs.
@@dustinwalker1006 I've never been asked. Its a small plot in a slot canyon so you'd have to get lost to get here from federal lands. But I've never encountered hunters that wouldn't ask permission. And it would be fine by me.
So I got no hope of buying that.. but just for the sake of dreaming.. what would a place like that cost? The initial and then What is the over head do you suppose…
@abc-ed1nr I put an offer on 5 acres beside me. Part in flood plain. They had it listed 30 days and sold for 63,000. Nothing on it. I just wanted it for pasture.
@abc-ed1nr We've had an offer for $400,000. On our property with house. But hard to find a good replacement land. Springs,creek and pasture and wooded. Besides to wore out to rebuild.
