Pros: The house has an overall nice feel, minimalist design with lots of natural light and ventilation. Cons: that pine tree is too close to the house, the placement of the stairs which face the main door and the layout of the laundry room which is too narrow. Exhaust from the rangehood in the kitchen should lead outside the house, not into the laundry room.
I agree with the laundry being too small. I guess you might have to buy dryer and washer units that can be stacked up. However, what you saw were actually not the vents but the house's circuit breaker.

I would buy it. Ganda ng layout and design ng property. They should re-think or maybe re-do the balcony area. Just look! Sobrang prone sa accident yung harang. Natakot ako nug nakita ko na ganyan ang ginawa niong design. Nakamamatay. Maraming pedeng malalaglag pag tumambay ka jan- pets, bata, kahit lola mo na magkamali lng, lulusot jan sa harang.

This is a beautiful home and I am very much interested. However, that master bedroom walk in closet will be full of molds since it is connected to the bathroom. Is there a way to fix this? Also, what earthquake and landslide precautions have been taken for this property? Is it situated in a high landslide area? Thank You!
If I would be able to buy this house,gagawin ko na lng toilet and bath yung staff room nung first bedroom para maging Jr master bedroom sya and yung basement dun ako magpapagawa ng 2nd living area/2nd kitchen and more rooms for staff and guests Ang ganda ng master’s toilet and bath nya, parang Okada. Ang ganda ng view, yung railings lng ang tinipid

One of my worries about Baguio is its vulnerability to landslides. look at those houses on top. plus the effect of all those deep well on ground water that can cause sudden shift of elevation of an area. better make sure to consult reputable structural engineers before investing.
Had the same concern while as I know Baguio was prones for landslides but the house was nice thou.
I’m from Baguio and that’s misconception that’s like thinking laging may gyera sa Mindanao lol. It’s very rare may masirang bahay dito cause of landslide napapabalita lang dito 1 or 2 houses every Super Typhoon and madalas nangyayari yan sa mga barong barong na bahay. You have the same chance masira yung house mo cause of earthquake dyan sa lugar nyo and masira bahay mo dito sa Baguio cause of landslide. It’s not as common as you think

Yung rail sa balcony unsafe kasi may malaking butas sa rail. Parang hindi stable ang rail sa balcony. Very unsafe, the architect and contractor needs to regard the safety features of the house.

I would never build a house hillside especially in Baguio where it is earthquake and landslide prone. Very bad investment.
And look at the present houses built there on hill sides. With proper professional construction team, you can build anywhere really. Soil tests are required where there's softer soil so engineers can design depth of structural elements.
