BUT it assumes that all tenants pay on time and that they look after the property AND that the properties themselves are free of problems for the lifetime of the investment. The more properties you have, the greater chance of encountering these issues. Need to be way more picky these days in my view and leave way more headroom.
I done an equity release on my own home, and bought one for cash up in Alfreton, this has been refurbed to a high spec (by myself and my dad) and is now tenanted! For an initial £85,650 cash purchase (around £90 with fees) the value is now north of £140,000 with just £14,000 spend! Our equity release was literally weeks before Liz Truss’ mini budget, unsure whether to release equity from the BTL and buy another for cash, or, start putting down some deposits

Every buy to let mortgage I've ever got they have been interested in our income even though we own massive amounts of equity 60%+
