Everyone just praise the things they like and I feel I never get the downsides of things to consider so that’s what really made this video stand out for me! I’m proud to say I’m a new Subbie and I look forward to the update videos as you progress. Have you thought about installing Bluetooth LED bulbs for the kitchen and living room? I have them throughout my house to control the brightness. Cool feature also is you can change them colors in case you are having a party or trying to set the mood lol

Yeah, I feel you. Overall we’re happy, but we’ve been compartmentalizing our issues with the warranty office in order to keep our sanity and just enjoy the “new house” experience.
Beautiful house. My wife and I built a Ballenger in 2019 with Ryan. My wife pushed me into it bc I was nervous and really apprehensive. But the process went good and we have a house we really like and appreciate. In hindsight 2019 was a good time to build in regards to prices an interest rates. I definitely would have waited so glad my wife gave me the kick I needed. We have been in our house 2 years and it just about setup the way we want. It’s fun watching what other people do and getting ideas from them. Really like the layout of the Lehigh and the way you guys are setting it up
Thanks David. 2019 was a great year to buy! I pressured my wife to get this place in 2021 because by then I could see the writing on the wall. We had been renting for years and would have gotten trapped if we didn’t make the transition when we did.
The house is 3,010 sq ft without the finished basement. By my estimates, we have about 1,100sq ft of “finishable” basement space. So the home could easily get to 4,000+ square footage.

This video helps a lot. We have a few differences in our home but the basics are the same. I’m so glad you mentioned the size of the TV in your living room area too. We were thinking 55” and 75/80” for the basement. But looks like 2 of the same size would be best.
@@jaebee75 Yeah, that 55” got swallowed right up. Also, my sound system is now insufficient in the living room. Because of the 9ft ceilings I need to upgrade my receiver and subwoofer. Nothing for the bass to bounce off of, LoL!

Congratulations on the move!! Your previous video helped us IMMENSELY, not just with deciding on the model, but also on the upgrades we ended up choosing. We went with the same elevation you guys have cause it's the prettiest! What we have different is the stained oak treads and metal balusters for the stairs. The loft is still a loft and it was one of the reasons we went with the Lehigh we just loved that shared space for our kids. We have the tray ceiling! (Sorry to rub it in lol). We didn't choose the fireplace upgrade. Our master bath is exactly like yours. The kitchen has most of the upgrades you went for, minus the granite and the backsplash. We wanna install the backsplash ourselves. We also have two tones white and bluish grey. We added rough-ins in the dining room, living room, and Master after hearing your advice about how bright the LED lights are. So thank you! We didn't want the arrival center upgrade either. Getting our own halltree. And we decided on leaving the flex space as is just in case we wanted to use it as a formal living room. We also have the finished basement (it is included in our development with one egress window) we just added the rough-ins for a 4th full bathroom downstairs. We didn't get a deck either, btw. We are scheduled for "ground breaking" end of July. So exciting! Thank you all so much for your helpful videos. Keep them coming!

If you know what color the builders used for your interior paint that should be easy enough to get a little mixed up at your local paint store. A dab of paint on a good paint brush and do the dry brush method, you will never see those little spots on your walls. I subscribe to a channel called The Fixer, he's really good. I've had a lot of fun following along with him while he completely remodeled and repaired his own house. Congratulations on your new home. It's beautiful.

Thanks! We went in solo, but would go with a realtor if we could do it again. I think they can take some of the mental strain off your shoulders, and possibly think of things you might not. Be warned, if there’s no realtor present during your initial contact, I don’t think you can bring one in later.

Also, I think you should wait to take your measurements until after the drywall is taped and mudded. Lastly, I went with 59” heights for all blinds except the bathrooms and bonus room. I did a combination of three brands based on what was in stock locally. Most are the faux woods by Home Decorators (Home Depot); the small ones in the bathrooms and bonus room are from Menards; and the large 72” in the kitchen is a Lovolor Trim-n-Go from Lowe’s. The only bad thing about multiple brands is that they all install differently. So if you do them all in a day, you have to keep switching tools and methodologies (really slows you down).

It should. My fridge is 35.75 and I still have roughly a 1.5 inch gap on each side of the fridge.

If you know what color the builders used for your interior paint that should be easy enough to get a little mixed up at your local paint store. A dab of paint on a good paint brush and do the dry brush method, you will never see those little spots on your walls. I subscribe to a channel called The Fixer, he's really good. I've had a lot of fun following along with him while he completely remodeled and repaired his own house. Congratulations on your new home. It's beautiful.

Thanks! We went in solo, but would go with a realtor if we could do it again. I think they can take some of the mental strain off your shoulders, and possibly think of things you might not. Be warned, if there’s no realtor present during your initial contact, I don’t think you can bring one in later.

The sofas and chair all came from Ashley. It’s called the “Barrali” Sofa set. I’m pretty sure it’s still in production.

What is the dimension of the room across from the bonus room?
We just put a contract in for a different model but got the same granite. We have to do our own backsplash though. This tile look great! What color is it? White or light gray?
They’re definitely light gray. But my Ryan Homes Product Layout has it listed as “Gloss White.”

Thanks Serenia! Keep in mind that all of these measurements can vary by up to a half inch from house to house. Also, I think you should wait to take your measurements until after the drywall is taped and mudded. Lastly, I went with 59” heights for all blinds except the bathrooms and bonus room. With that said:

Curious what window blinds you went with, we have been looking at cordless faux wood blinds.
I did a combination of three brands based on what was in stock locally. Most are the faux woods by Home Decorators (Home Depot); the small ones in the bathrooms and bonus room are from Menards; and the large 72” in the kitchen is a Lovolor Trim-n-Go from Lowe’s. The only bad thing about multiple brands is that they all install differently. So if you do them all in a day, you have to keep switching tools and methodologies (really slows you down).
