Pristine will close the deal for less than 1.05. Also, this project's location is really good. It will be a better area than Kharadi as there is no unorganized construction in that area and very close to upcoming IT parks. The biggest con here is it's likely going to take 2029 for it to be livable. Also as pointed by others, new pricing of Evolvus has gone through roof. They are closing 2bhk for 1.25-1.30. Their floor rise charges are 3.5 lakhs per 3 floor which is insanely high. Project density is also high. It's a great project but price wise it is very high due to it's location. Gera Island of joy is asking 1.10 final for similar carpet. The project is in a township which will take 10 years to be properly ready. Township projects are really overvalued given their current position.

Bhai, 1.2 cr total quote, so I assume negotiation k baad 1.12 crore so I assume agreement price 1 cr ( SDR 7% - 7 lacs + GST 5 % i.e total 12 lacs ) so break up is agreement price = 1.0 cr + 12 lacs (taxes ) = 1.12 crore ( considering builder 8 lacs ka discount details hai to ). So now builder is charging approx 40-45 % demand i.e approx 45-50 lacs in first 6-8 months plus SDR 7 lacs So u need an amount = 7-15 lacs by your pocket and rest 40 lacs by bank disbursement. So 1 year hote hote builder aapse 50-55 % demand le lega So calculate interest as well, with 8.60 % interest p.a First 8 months from booking ka average interest payment = 2 lacs approx, agar hum 30 lacs ka disbursement consider karte hai within 3 months of booking. Next year interest on 60 lacs disbursement considering 52 lacs bank disbursement Interest will be :- 4.5 lacs Similarly 3rd year , interest amount will be 60 lacs ( considering demand of 70 lacs +GST ) = 5.13 lacs interest 4th year similarly on full disbursement = 5.5-6.5 lacs (depends on possesion date ) So whenever you will get a key you pay almost =13-16 lacs interest till possesion So calculate this as well So while getting key Aapko flat 1.12 cr + 12-15 lacs interest = 1.24 crore k aaspaas ka hua. This is all assumption that builder offers 1.12 cr package . Secondly from 5th year onwards u have loan outstanding of 88-90 lacs (let's say for 15-20 years ) Means every year you have to pay interest = 7 lacs approx,. ( Compind interst where in initial years bank interest jyada leti hai, aur principal me se kam cut karti hai against any emi you pay ). So think this logic as well before buying any flat, now a days at higher price.

Its a straight and narrow land parcel. In future it will be sandwiched between projects in adjacent land. Does not look like a good option for self stay. And for investment whole of kharadi has become overpriced. So no value to be derived either ways

Considering the amenities they are providing and when comparing other new launches, it’s price may be slightly overpriced but not much. If you bargain hard you may get 2 bhk at 1 cr, which is a bit high but the locality and surrounding societies are all premium. Nowadays one may not get a decent 2 bhk in good location below 80 lakh.

But mai kuchh achha location search kar raha hoo rahne ke liye jise aane wale samay uski demand bhi achhi ho. Traveling ka koi issue nahi sirf rahne ke mutabik future appreciation aaye usse. Jab jarurat pade tab chahe rent pr bhi aasani se jaye or income bhi achhi ho sake. Waisa koi area ho to please suggest kare 🙏 Kisine muze Kharadi Eon IT park ke yaha suggest kiya tha location. 28 floor * 8 flats per floor* 13 buildings = ~3000 flats in approx 15 acres usable land space..very dense project and over priced for ubalenagar location.

All the best ... Many thing you mentioned are not even on paper yet .. it is nit part of PCMC so ground level infra is zero.. gram panchayats can't handle anything... Road connectivity is great but traffic will eat time to reach anywhere..

Hello people, As per Maharera for Pristine O2, it is mentioned that the builder has no past experience. And has not delivered any successful projects till now. I am wondering if the builder is genuine?? It may be a stupid question but if anyone has any clue please do reply.
Hey, the past experience showing no is for logipark warehousing llp i guess not pristine, since this is developed by pristine they have legacy of deliverables.
Yes I just bought one in Kharadi... All these builders and also Suadaghar consultant tried to push hard to buy these match boxes at more than 1 cr price..

Pl try to make detailed project review of pride world city, upcoming IT park at charoli and upcoming development at charoli.
