- House Flipping is so Frustrating!! I have been in a slump lately trying to buy another investment property and today I thought we had a good one! BUT some unexpectedly events deter that plan. Good news is something good came from it!
At the end of this vlog I actually interview someone else who shows up to buy this house flip who grew his house flipping business from the ground up and has now done 40 fix and flips here in houston texas.
His strategies for flipping houses is different from most other people I have talked to but he also talks about now growing his real estate investing business.

I'm with you on lead generation, I don't mind working with smaller wholesalers but the larger ones are just full of greed in Houston. Their "showings" are the equivalent to AUCTIONS. And their 8500$ earnest money deposits with NO option period contracts are cut throat! So shady, there is even one local wholesaler company that only does "double closings" to hide what they make and expect YOU to cover the cost for BOTH transactions, so read those contracts close! 😂😭

Definitely see if you can document how Christian fix up his 8-Plex. I'm not a flipper but am interested in property investment/rental and the cost to fix properties. Great insights. As a side note - Once I heard Christian said he can fix up for 60ish, I had a feeling you are not going to get the house. I live in the Seattle area where something like that would probably take like 200k to fix.

While starting out you may want to stay on the smaller lots, just because of the maintenance or cost of landscaping. Nicer homes need it though and benefit from the bigger plants/trees unless they are causing issues such as leaks, foundation, and can damage certain exterior plans you may plan to add.
4 bedroom with office is easier to sell than a 5th small bedroom, and you could've done folding doors outside to make interior/exterior living nicer as a selling point.

Hi Jackson, I really enjoy your channel. It's been 6 months since my first flip ,which I went under contract in within 3 days of ownership and made 50k profit. I find that I'm now stifled because I've been trying to self fund but can only afford a house that is around 130k this includes rehab. There are lots of houses I can afford in depressed markets but that doesn't do me any good. I'm like you trying to flip and build capital . I'm now feeling like I need to get a hard money loan to get some momentum but I'm not that familiar with what would be considered good terms for a hard money loan. Can I ask what kind of terms you are getting for your hard money loan? I know the lender needs to make money but I don't want to have to pay more than I need to. Some background on me, I have excellent credit and I focus on flips in the midwest and Southwest including Texas but not my home state of Arizona where there is very little to no profit margin. Even houses in complete disrepair in bad neighborhoods in Phoenix metro are over priced. *Any advice would be appreciated* I don't want to have to go back to a JOB!

I totally understand how important it is to get great content out. However, do not risk your health going into fully molded homes. I know some people who literally ended up in the hospital. Stay safe out there.

How much is your contractor making himself on these flips? The flip budgets in your vids seem insanely cheap. I just want to compare his price vs potential contractors in my area.

Your contractor is actually really cheap compared to my area in slc. I have to do a lot of the work myself because we can't afford market labor costs.
ya we did a full remodel of our own house and he was so much less than everyone else and handles every aspect of the job where many other contractors just did part of it and their prices were ridiculous!

Dont buy this mold house. There is a moisture issue in the soil and the house needs to be demolished. The mold will regrow due to the water pooling issue in the soil.
