    I hate government over regulation but there's something to be said with the idea of forcing builders to live in the smallest unit of every project for the first year after closing. I think if they actually had to live in it the units would be bigger.

    Salaries are better in NY NYC, and it is a more international city. Born and raised Torontonian here but we are not NYC nothing in Canada compares sorry . Toronto is more unaffordable when you consider salaries and currencies

    Yeah $200k is a lot for those shoeboxes but i could reasonably see that as a new working professional option. At $600k+ I'm not entirely sure what kind of jobs you have out their to be able to ever afford that let alone a future of having a family.

    I’ve been wondering why there aren’t small condos for sale because. I thought it could solve housing for some but these condos are crazy prices. $350k is what I would expect but $500k is sad news. Amazing video, and I really like this presenter.

    The amount of condos I've seen where a bedroom doesn't even have a window is outrageous. People are literally living worse than prisoners in Toronto and paying out the ass to do it.

    The first unit is 12×12 room so to have a bed you'd need to remove not only the coffee table but the TV and the table behind it to still have room for the kitchen and walking space. It's actually completely unworkable. We are creating the slums of the future.

    Square footage figures include the walls so the unit at 9:55 is significantly smaller than the square footage implies with those thick walls eating into it.

    The only reason anyone would be willing to buy most of these places at these prices is, as someone else said, either as an Airbnb rental and/or speculation. Most of them can't even pull in enough money as a rental to cover the mortgage, property tax and condo fees, a sure sign that something is out of whack.

    This isn't Hong Kong, Tokyo, or London. We don't even have fantastic restaurants or serviceable transit systems here. It'll take you an hour to get where you want to go. Most the city is run down or cosmopolitan. Immigration/housing demand is insane!

    I think they should legislate minimum sizes for condos. I don't think any unit should be smaller than 650 sq ft. Developers are still making a profit if they make the units bigger. They also need more family sized units of 3+ bedrooms.

    Loved the rants during this video haha. Some of these 1700PSF studios seem expensive right now given the market. But with the gap in new construction starts vs population growth, I wonder if they will end up being good investments (like your example) in 2028/29

    How are people getting mortgages for smaller units? TD Bank told me that anything under 430sqf is not a good investment for them and requires a significant downpayment.

    I would move out of the Country for a spacious and luxurious condo at $800,000 CAD rather than move into a shoeboxe in Toronto. I'm looking at you Dubai. Already doing my homework.

    terrible returns on these if bought 10-12 years ago. 6% barely with huge transaction costs, maintenance fees, property taxes, not sure what the point of buying these is.

    I'll never forget when these shoe box condos were "all the rage". They built these shoeboxes targeting wealthy international students and asians looking for a Toronto address. All the lenders pulled out and won't mortgages these undignified shoeboxes anymore

    For people whom have a bit of money and don't want to spend $$ on a full proper size condo can use these units for a weekend place to stay/ f*** pad. Other than that these are just an Air B&B investment condo. No one would make this their permanent res

    The same is with vehicles with the exception of pickup trucks. Even though they look big on the outside, inside the leg room is almost the same. I was looking to buy an suv and checked out 5 different brands hybrids, all small inside.

    These days, being disabled does have its bright side. Okay, so I live in a 550+ square foot apartment on the second floor in east Scarborough, and it has a nicely carpeted living room, hallway, and bedroom. Non-carpeted rooms, are the bathroom, kitchen, and furnace room. So, 1 months rent, times 12 months, times 20 years, adds up to a total rent cost of $33,600. Yep a fixed $140 per month rent for 20 years. However, once I hit 65, the disability support income stopped and so the rent went up to just under $700 due to me now having a CPP OAS/GIS income. Anyhow, $33,600 to cover 20 years rent, ain't all that bad. YeeHaaa

    Why does Vancouver have better condos than Toronto? Toronto condos have small appliances and electric stoves l. Vancouver condo kitchens usually have gas stoves and full size kitchens.

    some feedback on the 3D map:
    1/ swivel tool is clunky... I couldn't figure it out... consider implementing swivel similar to Apple or Google Maps to spin your map around so we can look for example southward or eastward...
    2/ Consider a layer that you can turn on and off that labels landmarks - you can start small e.g ROM, ScotiaBank Area, Jack Layton Ferry Terminal, Rogers Centre etc... for downtowners who know the city well... they should be able to turn it off.. for those who don't know the city ... a very useful tool to assess location of a condo development.
    3/ The one building I was interested in - blue colored- ... has a dead link...no info. Its the building on the north side of Front across the street from the upcoming Union Park development...

    Some projects can take about 10-20 years to develop & launch. In that time, houses held by Boomers were to be sold or inherited while the Boomer downsized to the condo market. As well short term rentals for young adults. So between year 2000 to 2020, that development plan perhaps had to adjust to inflation, new population demands and foreign investors etc., leaving what is now for regular living. It's an unfortunate conclusion of failed foresight. Condos look great, innovative, however, if not a Boomer or young adult, it's only an investment property to most until the GTA expands more outwardly

    Super small but still liveable for single people but the price is way too high for what it is. If the cost is in the range of $700-$1000/sqf including a parking spot then it is worth it.
