Competitive? Yup. It still is. Of July’s solds, 80% sold at or above asking price. Of those that sold over, $3k to $12k over was most common.
Market Pace? It’s fast. About 80% of homes that sold in July accepted an offer in about 2 weeks or less and only 17% of the homes that sold took a price reduction. Still schedule those showings quickly!
These are indicators that we are still in a sellers market.
What’s the inventory situation? We hit 102 homes on the market, which is the most inventory we’ve seen in 2 years. Last year this number was 77!
Of these 102 homes about 64% are under contract and 36 % are available. They’ve been getting scooped up! However, about 60% of the completely available homes have been on the market for 2 weeks+ and this is something to watch.
Finally - Affordability.
Median Home price stays consistent in the $200s and rates are around 6.5%.
