The dad just doesn't want to admit Nick has always been his favorite and obviously is misogynist, to his own daughter no less, and doesn't see her care of him being an actual job and sacrifice, but something she was 'supposed' to do as his daughter. While Nick's caring for him is favor deserving of the house. I think he still would've given him the house even if OP did have a family before Nick or if He had a family at all and still find an excuse for it. Rather sell the family heirloom and upset everyone 'Equally' than admit his blatant faults and payout accordingly.

Mom was repaying 'aunt' for primarily raising her as a child herself when her drunken ... of an egg donor abandoned her.
