Been roofing for years, absolutely 100% DO NOT power wash your roof with anything but water, any chemicals will ruin it, and despite what he said in the video, no it does not increase roof life, it shortens it, it’s purely cosmetic and it’s not worth it but if you do choose to power was it, power wash it from the top down and use the lowest possible pressure
Agreed, but I’d go one step further and say it’s never a good idea to power wash your roof at all. Wire brush and spray with zinc when you’re finished. You are absolutely right though, if you do power wash then always then start from the ridge and go down.
Actually you ALWAYS wash from the bottom up, & rinse from the top down. Same goes for brick or stone walls too. This ensures you don’t miss areas. Starting at the top allows product to run over unwashed areas and hides them until it’s rinsed. Causing rework…..But NEVER power was a shingle roof!

@@weetzybat you don’t point the sprayer towards underneath the shingle lifting it up. Get on the roof near the ridge or 1/2 up. Spray downwards toward the gutter slowly working your way up to the ridge. Rinse in reverse. Washing walls is the same way. Starting at the bottom so that you know for sure where you’ve washed. Starting at the top allows water to run down making it complicated to tell what’s runoff and what’s actually been washed.
It’s the most profitable but hard to upsell because of how costly it is? Doesn’t that sound like maybe your profit margin could be a bit lower, making it less expensive and therefore easier to upsell??

I'm a home inspector and have been roofing for 18 years...NEVER pressure wash your asphalt shingles. You will "pressure wash" your granules right off the shingles and cut the life of your roof down by about 75% of its life.
Do NOT have your roof washed by a pressure washing company. You will almost certainly void your roof warranty. I can’t even believe this is on here…. It’s not being pressure washed. It’s being soft washed/cleaned by the SH. Insurance companies actually want you to clean your roof bc it makes it last longer.
@@biggreenblob it’s the best way to clean it. It does no harm to shingles. You can buy a sample shingle and leave it in bleach for a month and it comes out fine. Not cleaning your roof is actually harmful bc the algae and gloecapsamagma feed on the shingle.
For people starting a power washing business: do not do roof washing. It increases your insurance costs, may not be even covered by your insurance, and is high risk vs profit margin. It also can void the warranty on the customer's roof. Most customers don't care and don't know what this service even is.
I'm an electrician. I once had a boss ask to have his new shingled roof pressure washed with an actual pressure washer. I was glad to help but knew it would not be good for his roof. He demanded to have it done so I did. It cleaned up really good and looked nice but I'm sure it took years off his roof.
@@tronixfix Yes I had to add my profession in. 😆. I would never pressure wash my roof. I would spray a watered down chlorine mix in a pump sprayer and then hose it down but not with a pressure washer. Too much carnage on the roof. It "cleans" it for sure but it takes off a bunch of material with it.
“Low concentration” is a bit I’ll informed in my opinion. Commercial bleach ranges from 12-14% potency and is typically ran through a proportioner at a minimum of 30/70 - 50/50 (not including cling surfactants) Judging by how much that bleach is foaming up you are running quite a hot mix!

However, he doesn’t seem to have the proper ppe to be using higher concentrations and should be diluting it a bit more or wearing more equipment or he is risking long term effects of inhalation damage, eye damage, etc. I hope he’s being safe.
@@notkylelol 5% potency or 5% total in mixture? Your final mix ( what’s sprayed on the roof ) is measured by a ratio bleach/water/surfactant. 5% potency would be household bleach, most soft wash companies use a commercial bleach supply same as pool guys

No because he is using low pressure and is using chemicals to clean the roof. The chemicals only clear the moss and algae on the roof making it look cleaner and increasing the roof's lifespan. Only high pressure damage roof which he isn't doing in the video.

I worked with a company who did soft roof washes and the effort that goes into keeping the chemicals off the ground so it doesn't kill grass or plants was one of my least favorite parts of the job
Pro tip: when using chemicals, wash from the bottom up or you will over-expose the bottom with chemical runs which will be apparent in the following weeks. Similar to when someone overlaps with a surface cleaner and how you can see it later in stripes.

Pro tip: You're completely wrong. The streaks caused by a surface cleaner are caused by someone moving too quickly, etching the concrete, or the pressure not cleaning properly. Pre/post treating the surface will solve that issue.

@@GingeredRage Yes, it is. But practically, it turns out the same either way. Washing top to bottom with bleach has always worked fine for me and produced good results and happy customers. I haven't seen any signs of overexposure.
What about for roofs with attics vented like that, you’re spraying right into it, rain never blows up and diagonally so it’s less an issue in nature but for hoses…never had any trouble ?

I’ll be very truthful I own a residential and commercial roofing company and I’ve found that having your roof cleaned actually shortens the life of the shingles. 🤷🏻♂️
100% it does. Yes it is caustic. But it will eat a lot of other things aswell. It drives me nuts seeing these videos. Such a saturated market and I'm curious how many of these new start up pressure washing businesses have a business license, insurance, pay taxes, some places require chem application to be spraying bleach like that. There are so much more to a business than just getting out there with some gear and busting your butt. But these people LOVE to push this bs that anyone can do it and that it's easy money.

I do agree there is so much more to owning your own business than most of these videos like to show you but I respect anyone who has the guts and tenacity to start their own business. If they don’t know how truly difficult it can be they will learn quickly. Working for myself has been the most difficult, and most rewarding things I’ve ever done in my life.
I’ve been running a soft washing business down here in Fort Lauderdale for about 6 months. Extremely lucrative in this area because of the massive amounts of algae and mold and the fact that there’s no winter to slow business down. An added benefit is the rain, most roofs don’t even need to be rinsed if you time it right.

Here’s the thing, it can be easier to sell if it wasn’t so costly…as you said it’s one of the most profitable services. At some point you gotta question if you’re being greedy.
It’s not costly. My company only charges between $300-$800 depending on the size of the roof and the vegetation around the house. Plus you’re only paying for that cleaning once every few years if they do it right
@@milli2385 I mean unless your clientele is all middle class or upper class, that's expensive boss. Especially for something that's just aesthetic on a house. No real utility and cleaning your roof so that's definitely a niche service that a person with expandable income would probably use. Lowering the price would probably quintuple your clientele making you more money.

People that can’t afford a $300 roof cleaning aren’t even in my icp and 9/10 if money is that tight they probably live in an apartment down here. It would be a massive waste of time and money for me to do a job for less than $300. We have more inquiries thru home advisor than we can service so finding customers is the least of our worries.

Also, it’s not just aesthetic, we clean and seal. Gleocapsma magma and mold eats roofs down here. Let it sit up there for a few years and you’ll be replacing your roof sooner than later. $20k+ for a new roof or a $300+ cleaning every 2-3 years.

@mawuli9891 those Granules that are on the Shingle help protect the Tar/ asphalt base of the shingle. You start blowing those off you're left with a damaged roof. Here's a tip: pull your capping on a main Ridge and run a roll of Zinc the length of it. Have about an inch exposed. Now when it rains it will wash zinc down the roof. Keeps moss and build up from forming. So no, don't wash your roof.
I have to say that commercial pressure washing with reclaim is the most profitable by far compared to roof cleaning. We charge $350 per hour per operator with hot water reclaim capabilities

I used to do this for the window cleaning company I used to work for. It's actually quite refreshing for the roof but be careful as because the roof will ultimately leak the bleach or whatever they use down onto the side of the house and if there are plants, they could end up dying unless the person washing the house sprays the side so don't forget to ask!
A proper soft-wash is not that simple especially if you're harnessed in, removing moss, leaf blowing the roof, rinsing it, then applying the biocide solution section by section in a safe manner. It can cost from $400-$2000cad typically. What they're doing in the video is just a chemical treatment on roofs with thin layers of algae, it is not as costly on labor.
Not if you treat it right and understand what you’re doing. I own a soft washing company in south Florida and we haven’t killed any plants. But sloppy careless work will absolutely ruin someone’s vegetation. Just gotta make sure you’re choosing the right company

I did roofing. If a roofing company has almost enough leftover product for a small roof, someone can get new shingles for a comparable price. Washing is more cost efficient the larger the roof.
For all the dumb dumbs who missed the part where he said "low pressure" its NOT a pressure wash. Its a soft wash. The roof is NOT made of organic materials, so the materials are fine. And the Asphalt Roofing Manufacturers Association recommends this.

Usually the most profitable service is one that can reasonably sell without needing to hike up prices to margin a profit, with a low cost of material as well. Try to utilize a skill-set that you’re contracted and paid for your time rather than relying on a high cost-to-run ratio and business structure. People pay more for solicited services much more often when they don’t have the tools/resources and knowledge to do certain improvements, fixtures, maintenance etc etc.

Most people just ruin the roof by blasting it with a pressure washer on full tilt settings. I've seen people do it to a 2year old roof and it was completely ruined after. All the shingles were streaked and all the granules were gone...
You wouldnt catch me climbing up that roof to pressure clean the tiles down. Me and my brothers do high pressure cleaning. We clean newly built brick houses. Good money in it too. Can do a whole house in under an hour and get paid $500. Can easily do 5 houses a day and be home by lunch time
I've had this service done. It killed every plant and bush along side the house. The company that did it eneded up cutting me a check for a couple grand. And I'm no safety Sally. But where's this guy's respirator? Sodium hypochlorite also known as bleach is no joke.
Spraying bleach, in any dilution, on a shingle roof is a big no no. You can void a manufacturers warranty on the shingles and a homeowner's insurance policy if ever a leak occurs, and the fact comes forward that a sodium hypochlorite treatment was done.
It's not costly for you. It is for your customers because you have such high prices. Maybe its just where you're located that makes it so expensive, but if people looked around they'd be able to get it done for a lot less. I got it done for under $200 and he wanted to clean my driveway for free. I did pay him extra, I'll be a repeat customer and I'll recommend his business to other people.
Justin we appreciate your videos man. It’s profitable bc you’re using the same method that you use to clean the house, but the roof is a lot harder to clean and it gets done a lot less often. So yes, charging a lot is not uncalled for. And a lot of people don’t even realize there are huge benefits of getting your roof cleaned, and it’ll actually SAVE you money long term, even though it’s expensive in the moment.
I’m in both ways cuz if I’d love to just use water to wash the roof n no chemicals the only issue just using water is that it might not wash everything off. The bleach or chemicals would be more of an ideal thing to do just cuz u might clean better. Just cuz chemicals might damage the roof. U gotta test the waters and also experience will say a lot.

Been roofing for years, absolutely 100% DO NOT power wash your roof with anything but water, any chemicals will ruin it, and despite what he said in the video, no it does not increase roof life, it shortens it, it’s purely cosmetic and it’s not worth it but if you do choose to power was it, power wash it from the top down and use the lowest possible pressure
Agreed, but I’d go one step further and say it’s never a good idea to power wash your roof at all. Wire brush and spray with zinc when you’re finished. You are absolutely right though, if you do power wash then always then start from the ridge and go down.

Actually you ALWAYS wash from the bottom up, & rinse from the top down. Same goes for brick or stone walls too. This ensures you don’t miss areas. Starting at the top allows product to run over unwashed areas and hides them until it’s rinsed. Causing rework…..But NEVER power was a shingle roof!

@@weetzybat you don’t point the sprayer towards underneath the shingle lifting it up. Get on the roof near the ridge or 1/2 up. Spray downwards toward the gutter slowly working your way up to the ridge. Rinse in reverse. Washing walls is the same way. Starting at the bottom so that you know for sure where you’ve washed. Starting at the top allows water to run down making it complicated to tell what’s runoff and what’s actually been washed.
It’s the most profitable but hard to upsell because of how costly it is? Doesn’t that sound like maybe your profit margin could be a bit lower, making it less expensive and therefore easier to upsell??

I'd guess, spray lightly, use a roller, rinse and repeat. Using a 'shower' nozzle for even distribution.
I'm a home inspector and have been roofing for 18 years...NEVER pressure wash your asphalt shingles. You will "pressure wash" your granules right off the shingles and cut the life of your roof down by about 75% of its life.

@@biggreenblob it’s the best way to clean it. It does no harm to shingles. You can buy a sample shingle and leave it in bleach for a month and it comes out fine. Not cleaning your roof is actually harmful bc the algae and gloecapsamagma feed on the shingle.
For people starting a power washing business: do not do roof washing. It increases your insurance costs, may not be even covered by your insurance, and is high risk vs profit margin. It also can void the warranty on the customer's roof. Most customers don't care and don't know what this service even is.
I'm an electrician. I once had a boss ask to have his new shingled roof pressure washed with an actual pressure washer. I was glad to help but knew it would not be good for his roof. He demanded to have it done so I did. It cleaned up really good and looked nice but I'm sure it took years off his roof.

“Low concentration” is a bit I’ll informed in my opinion. Commercial bleach ranges from 12-14% potency and is typically ran through a proportioner at a minimum of 30/70 - 50/50 (not including cling surfactants)
Judging by how much that bleach is foaming up you are running quite a hot mix!

However, he doesn’t seem to have the proper ppe to be using higher concentrations and should be diluting it a bit more or wearing more equipment or he is risking long term effects of inhalation damage, eye damage, etc. I hope he’s being safe.
The highest concentration that I would ever put on a roof is 5%. And that’s plenty for a shingle roof.

I worked with a company who did soft roof washes and the effort that goes into keeping the chemicals off the ground so it doesn't kill grass or plants was one of my least favorite parts of the job
Pro tip: when using chemicals, wash from the bottom up or you will over-expose the bottom with chemical runs which will be apparent in the following weeks. Similar to when someone overlaps with a surface cleaner and how you can see it later in stripes.

Pro tip: You're completely wrong. The streaks caused by a surface cleaner are caused by someone moving too quickly, etching the concrete, or the pressure not cleaning properly. Pre/post treating the surface will solve that issue.

What about for roofs with attics vented like that, you’re spraying right into it, rain never blows up and diagonally so it’s less an issue in nature but for hoses…never had any trouble ?

I’ve been running a soft washing business down here in Fort Lauderdale for about 6 months. Extremely lucrative in this area because of the massive amounts of algae and mold and the fact that there’s no winter to slow business down. An added benefit is the rain, most roofs don’t even need to be rinsed if you time it right.

It’s not costly. My company only charges between $300-$800 depending on the size of the roof and the vegetation around the house. Plus you’re only paying for that cleaning once every few years if they do it right

People that can’t afford a $300 roof cleaning aren’t even in my icp and 9/10 if money is that tight they probably live in an apartment down here. It would be a massive waste of time and money for me to do a job for less than $300. We have more inquiries thru home advisor than we can service so finding customers is the least of our worries.

Let it sit up there for a few years and you’ll be replacing your roof sooner than later. $20k+ for a new roof or a $300+ cleaning every 2-3 years.

@mawuli9891 those Granules that are on the Shingle help protect the Tar/ asphalt base of the shingle. You start blowing those off you're left with a damaged roof.
Here's a tip: pull your capping on a main Ridge and run a roll of Zinc the length of it.
Have about an inch exposed. Now when it rains it will wash zinc down the roof. Keeps moss and build up from forming. So no, don't wash your roof.

I used to do this for the window cleaning company I used to work for. It's actually quite refreshing for the roof but be careful as because the roof will ultimately leak the bleach or whatever they use down onto the side of the house and if there are plants, they could end up dying unless the person washing the house sprays the side so don't forget to ask!

A proper soft-wash is not that simple especially if you're harnessed in, removing moss, leaf blowing the roof, rinsing it, then applying the biocide solution section by section in a safe manner. It can cost from $400-$2000cad typically. What they're doing in the video is just a chemical treatment on roofs with thin layers of algae, it is not as costly on labor.

For all the dumb dumbs who missed the part where he said "low pressure" its NOT a pressure wash. Its a soft wash. The roof is NOT made of organic materials, so the materials are fine. And the Asphalt Roofing Manufacturers Association recommends this.

If its so profitable but not purchased regularly then you should lower the price - unless it has a large enough inelastic demand base (say it is a necessity for a certain neighbourhood/ type of roof)
True. The goal is at least 35-40% gross profit, BUT keeping your workers busy. If you’re charging to where you try to get 50% to 60% profit and not enough people are buying, you’re better off lowering your prices. You’ll make more total money and your subs will be happier

Usually the most profitable service is one that can reasonably sell without needing to hike up prices to margin a profit, with a low cost of material as well. Try to utilize a skill-set that you’re contracted and paid for your time rather than relying on a high cost-to-run ratio and business structure. People pay more for solicited services much more often when they don’t have the tools/resources and knowledge to do certain improvements, fixtures, maintenance etc etc.
It’s not necessary and doesn’t cause harm to the shingles. If you are concern with it, a siding cleaner hooked onto your hose will do the same thing

Get a gallon of pool shock, you can get it at ocean state job lot. Dilute it with water, add in a back pack sprayer and clean your roof for about $4

Spraying bleach, in any dilution, on a shingle roof is a big no no. You can void a manufacturers warranty on the shingles and a homeowner's insurance policy if ever a leak occurs, and the fact comes forward that a sodium hypochlorite treatment was done.
It's just spraying tsp and rinsing it off. It's no costlier than any other pressure washing unless you're ripping off your customers.
It's not costly for you. It is for your customers because you have such high prices. Maybe its just where you're located that makes it so expensive, but if people looked around they'd be able to get it done for a lot less. I got it done for under $200 and he wanted to clean my driveway for free. I did pay him extra, I'll be a repeat customer and I'll recommend his business to other people.

I’m in both ways cuz if I’d love to just use water to wash the roof n no chemicals the only issue just using water is that it might not wash everything off. The bleach or chemicals would be more of an ideal thing to do just cuz u might clean better. Just cuz chemicals might damage the roof. U gotta test the waters and also experience will say a lot.
