    The village leaders (officially and commonly called village chairpersons) are actually elected on a ballot and are part of the local governments under the local governments ministry called TAMISEMI. In Tanzania you have the central govt and the local govts.

    I love Tanzanian land rules, I think all African countries should adopt to this. The land affrican national pride saying that, I feel the diapora should be excluded from the term 'Foringners' I feel when all African countries starts to own us not as foringners but as one we as one African will prosper more. Just a thought, we as diapora need to be welcome and treated much better this is the start of healing ourselves

      I think if you want to acquire land you should be a Tanzanian citizen. and if you really have decided to be Tanzanian, get you citizenship and buy your forever land🤷🏾‍♀️

      Hmm I dont know.. Foreigners are other African nations too like Nigerians, Kenyans, South Africans, Zambians.. So as an AA, I dont think the diaspora should get special treatment but I think there should be more protection for African Diasporans who own the land.

      Very similar land law in Uganda ❤. In Uganda, however, one ACTUALLY OWNS the land after purchase. The government does NOT have any other rights to the land. Come to East Africa y'all ❤😊

    Very Fair... . It protects locals against high paying foreigners. Land is coming too expensive because Foreigners can afford not Locals. We could find land in hand of Foreigners and locals 🤷🏾‍♂️

      This seems shortsighted towards the Diaspora and to African citizens of other countries in Africa. We should at least have the right to have the land lease in our name, residential or business. There are other ways to lessen land prices for current citizens. Treating Diasporans like mzungus is definitely unfair. I wonder if the concern to protect Tanzanian citizens translates into protecting Tanzanian industries and lessening the gap between the haves and have nots.

      @@UsikuA For Diaspora it depends on who is one and who is not. So it needs a bigger debate on a higher National and continental at large. I m a Burundian in Diaspora, but some pple inside Burundi are lesser patriotic than some here outside. Likewise I ve seen Many Caribbeans and other African descendents who are more African at heart than many of us who claim to be real.

    African Americans or other Africans in the diaspora especially those that left through slavery need to lobby various African government to lower the bar to own land or invest for them .It's only right, moral and fair that way.

      advent munga I don’t know about that; I love our brothers and sisters from diaspora, but we can’t make that law considering some of black people in the diasporas don’t even believe they are Africans? They can move back to Africa, live there for 5 years and become citizens then have the right to buy land. Last thing we need is for someone to come and use their race to buy land then send all the profit to the country they are committed to or leave it to a none African

    One way the "buying rights to land" rather than "buying land" could affect the deed holder is when the govt decides to do some development that was probably never even planned before, like roads, railways, ports, pipelines, etc. For example, recently the govt of Tanzania in a joint venture with the govt of Uganda decided to construct a crude oil pipeline from somewhere in Uganda to a port in Hoima, Tanga. All the land owners affected by the pipeline have to vacate the land, because they don't own the land, rather the rights to the land. The govt is going to compensate them but that doesn't mask the truth that these people have to leave the places they were otherwise used to or had deliberately chosen to live on/own. They are moved away not by choice. But it's not that bad.

      What you have described is what happens even in countries where you own land. They call it 'compulsory purchase for the public good' of variants of the same. It is done even in Europe.

      That’s true! Yes it’s difficult for foreigners but it’s doable. And you really have to respect how Tanzania protects its assets for the most part.

      @@travelingsista I think it is a good idea not to let foreigners own land in African countries especially none blacks, because the whole country will be bought up by rich people like Asians and Europeans, and I which all sub Saharan African countries would do that. Even if it means that the diaspora can't own land in African. It's for the greater good.

Ghana just granted the second batch of citizenships and if it's done based on the diasporans who go and stay in Africa, the protection of the assets from imperialists will still remain in place.

I think it is time we learn, or at least start to practice being stingy with our land and everything in it especially our women. The problem is that would mean war, and a lot of innocent people would die. What you have only belongs to you if you can stop someone from taking it. Even your ideas.

    This is great information and thank you for as much as you can. But you are right it's better do personal research. As it time consuming but that's something you want make happen it will get done. I think it's better to be there on ground. It's easier to meet people and make solid connections. I at one point was looking at Zanzi but changed my mind. It was refreshing hearing the nature and back ground and just sense of ease, especially with all that's going in this part of the world.     This laws can change, only recently diasporans have started to seek their way back to Africa. If they work collectively they can petition the government to look at reforming the laws in their favor.

    That is the same problem I have in my mom village in Gera. She left land for me and my 2 sisters. Only one of us is Tanzanian so the land is in her name but belongs to 3 of us. This year we are putting it in use.

    But in tz all land belong to government even the citizens can't hold a land as he is but if you had a land no one can take it from you except government want to do some development at that land. If you own the land you suppose to pay the tax of land even if you're a citizen so don't afraid to come to take land in Tanzania but you must do something to that land if not they take it

    I wouldn't put anything in no ones names, especially Tanzania. I love the country , it is very beautiful country with many opportunities but trust is very rare here in Tanzania..Even the locals will tell you this..But there are ways of doing business here..

    Being a Tanzanian I was shocked by the tittle and after listening to you I appreciate your content.
    I think it is good law we have here and I hope you are happy. We fell sad for the kind of life some average income black people lead over there.
    The papers you get from any government office are official. I however suggest you confirm with officials from council level. To know what the government master plan is. Avoid being told later that the government plans to have a market on the land you just bought.

    T. S my so was going to come to Tanzania, unfortunately he was told: it takes 10 days for visa then went to Nairobi. The same time I am happy about Tanzania regulations to protect their people, but should be a little easy for Africans like my son and what happened to ES was not fair APOLOGIES and return the money she spent...still I love Tanzania!

      Wow 10 days? I’ve never heard that before. The visa on arrival takes 10 - 15 minutes. I’m not sure why your son got that info. That’s unfortunate. An yes Tanzania definitely has things that it can improve upon overall.

    BTW... There has never been a lease renewal of a 99 year lease.... Also yes you can sell the lease without returning the land to the government..... And if it's private land there is no need to visit the local community leader other than it is the proper way to fit in the area.
    Any foreigners can purchase or lease land... 100 percent... Just has to be under a foreign owned local company

    But can a foreigner register a local company and use the company to own land. Does the shareholders have rights as owners through the registered company? Would that be lease or freehold?

      To make it clear,
      Even Tanzanian can't own land, they buy the rights to use the land ie for residential purposes for 99 years, the land belongs to the government so if you are a foreigner who wants to invest it Tanzania you can investment and the investment will own land that makes you to own the land, but if you don't use it for investment the government has the power to take it from you

    Hey TS👋🏾, I have read that non Tanzanians can/ are able to purchase land in Zanzibar. The Tanzanian govt made this change in 2018. Do you know anything about this? There’s a Mzungu ytuber on here who says he bought up lots of land there.

    This is beautiful Kat I'm going to get on my homework. One question I've seen in some areas of Africa say for instance you want to develop an build housing if you don't do it within a certain time they will take the land back, is that the same in Tanzania for Investors? Thx

    Blacks in the diaspora can buy land in Liberia if they become citizens.
    Liberia gives citizenship to anyone of African Descent as long that person is 21 years old or above and does not leave the country within 6 months from the time citizenship application was filed.
    With Liberian citizenship anyone (Blacks only) can own property including land.

    I think you are confusing village land under the Village Land Act and surveyed land in cities. Village land doesn't have to go through the government. But if you want to buy land in cities that is surveyed, you need to go through the government.
    You can have a Tanzanian purchase the land, then you sublease it from that person.
    Keep in mind that you can own land as a foreigner in Kenya, so it might be worth to go there and feel out the vibe and see if it may be something for you. It might be a bit more pricey and the security in the country isn't as good as Tanzania but it could be worth it to have your name on the title deed.

    what happens to the land , if , you purchase it through a " tanzanian nationale " and they unexpectedly pass away . does the land go to their next of kin..........a little too dicey for me . but i AGREE with the country's policy , it's for the good of the country . great seeing you again , great content , thank you , for sharing..........

      I think you have misunderstood! The law requires a foreigner not to buy land directly as he or she wants him . The law want him/her to cooperate with the Tanzanian to purchase land! Not that a Tanzanian buys on behalf of a foreigner! No! they agree to buy the land, meaning the state property under the supervision of the president. A foreigner cannot buy land on his own, until he has a fellow Tanzanian who will be responsible for assisting the newcomer. This conditions aim to protect our land from foregnners, they have money than us, they have capital! ... In your purchase documents your names will appear[both foreigner and Tanzanian] including the amount of money you contributed in that share , they will appear, you will all be read if you contributed to the purchase of a particular place. this is to protect the rights of both parties. A resident is not allowed to buy land on behalf of a foreigner, in which case it is a legal offense. All are required to cooperate. But it is true that a foreigner is not allowed to buy land, unless he / she has a Tanzanian fellow

    That's awesome that there's technically no land "ownership". That's a Euro concept. Family territory is very different from "property". Does anyone know if any other African countries have this policy?

    Update your land ownership information. In 2018 foreigners are allowed to own /investment land in Zanzibar without locals partner although with higher taxes just as Seychelles.
