    I am looking to make a secured RE loan with my SD-IRA. I see tha payments can be processed, but who manages the note, ledger, modifications, and adjustments to the loan ledger?

      Hello, the account owner would be in control of all these items. If you use your Self-Directed IRA to make a private money loan, you would be in control of managing and overseeing the asset.

    Can a Family trust own one or several SDIRA'S ?

    • @equitytrustcompany
      @equitytrustcompany  4 หลายเดือนก่อน

      No, a Family Trust can't own a Self-Directed IRA (SDIRA). SDIRAs must be owned by an individual. However, a Family Trust can be a beneficiary of an SDIRA. Always consult a financial advisor for specific advice.

    Can Roth IRA funds be used as a down payment when financing an investment real estate purchase ?

    • @equitytrustcompany
      @equitytrustcompany  ปีที่แล้ว +1

      Hello,
      yes, it is possible for a Roth IRA to be used as a down payment for an investment property. That said, the debt needs to be a non-recourse loan. In other words, you personally cannot sign a personal guarantee. You will want to shop around for lenders that will loan to the IRA. You will also want to carefully review Unrelated Business Income Tax, which is a special tax incurred when using your IRA funds to acquire real estate with a debt. For many investors this is not a negative, but certainly an aspect of IRA investing we want to make you aware of. For more information we have a brief explainer video that can be found here th-cam.com/video/JLlgKsynFQs/w-d-xo.htmlsi=34iEpIK3Mgl96iAN.

      Thank you that was informative. Where would someone begin the hunt for a non recourse mortgage?

    can A SD IRA invest in creative real estate deals such as subject to or mortgage wraps ?

    • @equitytrustcompany
      @equitytrustcompany  8 หลายเดือนก่อน +1

      Yes, a self-directed IRA can invest in creative real estate deals such as "subject to" agreements or mortgage wraps. However, it's important to understand the rules and regulations governing these transactions within an IRA to ensure compliance with IRS guidelines. Consulting with a financial advisor is recommended to navigate these complex transactions effectively.

      @@equitytrustcompany Thanks for responding Is this something you would consult on or would I need a financial advisor ? I know how to do the deals I just need to know they are done in compliance

      As a directed custodian, we cannot provide investment advice. You would need to consult with a financial professional.

    I had a 401k. After I quit, I rolled it into an IRA.
    Can I turn that into a Self Directed IRA now?
    I’m a realtor now and I want to invest all my money into RE instead of the stock market. A friend of mine says I can’t because that was from W-2 income and I am now self employed.
    Here’s what she said,
    “I hate to burst your bubble- but unless you can transfer over other self employed Ira funds into SDIRA, it’ll take you a long time to build up enough to purchase. You can contribute up to 100% of income up to 250k i think every year, but you can’t as you need to live on some, if not all your income. ☹️.
    I know this isn’t want you want to hear- but that’s the only way to fund a SDIRA. From other self employed Ira’s or ongoing from current self employment income. I couldn’t roll my regular IRA in it, only my SEPs & Simples. (Self employed Ira’s). “
    True?

      This is a great question! There are certainly some intricacies involved in this space, but in general, a self-directed IRA can be funded from a variety of sources - included an existing IRA. It sounds like a call with one of our experts might help clear up any misconceptions and point you in the right direction.
