    wow... my folks bought a place on Colington Island on Sir Walter Raleigh Dr in a gated neighborhood with private marina and neighborhood pool, the house was completed renovated with stone countertops/roof/windows/HVAC/paint/floors etc, 4 bedrooms/3baths for $600,000 a year ago... Why does the place command a $500,000 ask with a dilapidated house on it.

      Location, Location, Location! This home is only a few lots away from the ocean and close to downtown Duck. Duck has one of the highest sales prices in the Outer Banks. Colington is a wonderful neighborhood but requires a drive to the ocean. Both subdivisions are appealing in their own way, but the average prices are not close. The average sales price for a single-family home sold between 1/1/24 and 8/26/24 in Duck is $1.3M, while Colington Harbour's average is $482,000

      @@emilyquinnbray8967 I don't think Duck is as desirable as a location as Kill Devil Hills. You're further away from mainland access. And it's much more costly to launch a boat and travel to Manteo (pulling up to a dock and dining is amazing). And that's not even mentioning what internet service is like out in Duck. What lot is worth $500,000 with no views of the water and the best internet service you can get is 25GB download (for the same price as 200GB download on the mainland). I'm sure you've been to a huge house in Duck with spotty wifi and experienced what it's like living/working in that environment -- it sucks, and it's not worth $500,000 for just .25 miles beach access and no view of the water.
