For myself, I would stay away from any water damage to the foundation or large crack in outside wall; repair cost ain't cheap!! Roof leak is hard to find out unless you inspect the house during rainy day.

Look for A RICS surveyor. Try get a local one with recommendation. With solicitors, I would just go online and check reviews. You don't need to get a local one.

Yes, use a filter or salt tablet solution. The latter is more effective. It's a problem depending where you live. Google three lime scale map and see.
