It's staged very nicely, but the house itself seems extremely overpriced. Would much rather build in an rural area where you get more bang for your buck. The builder's margins must be astronomical...
It may also be in a prime location. Houses in Texas are priced more if they are in prime locations

Their decorating choices bewilder me. upstairs they have the living furniture where the pool table would have fit better. the sitting room with the french doors and step landing was probably intended as a bedroom. the bedroom that has the adjacent double-balcony but an abysmally tiny closet was probably meant to be a study. And this is an architectural gripe, but the stairs aren't grand enough to warrant two cases.
The foyer appears too narrow for a double staircase. It’s a nice house but definitely has some kinks.
What an amazing home. My house in San Francisco costs more than this, but is small at 2,400 sq ft. This would be over $7 million in my neighborhood.
How much would that model home cost? Once they put it on the market in your opinion?

The double staircase crammed in so close together seems unnecessary considering both sides lead to the exact same place. Just seems like a waste of space and idk its kinda awkward looking. I would do away with the right side and just have the left side staircase up against the wall.

The state of Texas is flooding and taxes are very expensive, it is not worth living in a place where you will lose everything, that is why they are so cheap.
Whoever chose the finishes should have their designer's card revoked. So many dated elements from 2010ish. Those are not timeless elements. And showing a 1.6 million dollar home without a garage? Who in their right mind is going to want that? The mother of all deal breakers for a man.
