Hey Dan, them freelancers are the same everywhere.
I know a guy in my town in Canada who rented a semidetached house to a woman who claimed to be a restaurant worker.
Some time later she stopped paying her rent and he learned that she was a freelancer.
So, she had no legit workplace and he had very little leverage in the situation.
It took more than 6 months to get rid of her.
He tried to involve police but to no avail, they would not allow him throw out her belongings or simply change locks. And if he tried to do it without police supervision she would be able to accuse him of illegal entry and even theft.
So, he had to wait in a long queue for his case to be considered in the Residential Tenancies Tribunal and only then he got an eviction order.
Half a year of scandals and frustration 🤬.
And she basically ruined the place in that half a year 😱
She was not a good freelancer to not even pay rent and he was not a good landlord for not doing a credit check or background check or even employment check in the screening process.
@@rockon8174 The thing is she COULD be a restaurant worker at the time she started renting his apartment. The turnover in restaurants is very high and the fact that she started working at some place a couple of months ago does not tell much.
The credit score check would be a good idea but I am not even sure that any person is entitled to check the credit score of another person simply because they want it 🤔
As to her freelance income, they say that we cannot trust a word of a prostitute. Probably, she made enough income but preferred spending on drugs and gambling...

As a landlord in southern California, I can say absolutely none of this surprises me in the least. Also, if I turned off the utilities (power, water) on a non-paying tenant, I would be criminally prosecuted.

The bargirl is not even close to a bad tenant. I am a landlord in Los Angeles USA. I have tenants who didn’t pay rent for 6 months before being evicted by my lawyer. I have another tenant who couldn’t pay rent because he brought a brand new Honda auto because his old car died. Yes, he needed to divert the condo rent to pay his monthly auto payment instead. Americans are the worst tenants. They don’t even try to pay the rent.
For non-payment, most western nations are terrible and the law is often tenant friendly when it comes to evictions etc. In Thailand, I am lucky in that I can just cut the water and power off. If I did that in Ireland or the UK, I would get myself in all kinds of trouble. So, from the perspective of not getting paid and the risks of that, I agree with you. However, did your tenants ever try to send you racy pics in lieu of the rental, urge you to help pimp them out or leave the bed like a scene from that Jeffrey Dahmer series? Not to mention turning the condo into a drugs den carpeted with trash. Ms. W. did all of the above, plus skip out on some rent. I know where you are coming from though. The fact is if Ms. W. was a British or US tenant she could still be there now. I know some UK evictions cases that have lasted years.

I've been a landlord for many years in the Los Angeles area. I have never once had a problem. 🤷♂️🤷♂️
It’s even worse now after COVID. Courts are backed up and in big cities the liberal judges have always felt sorry for dead-beat tenants anyway.

Dodgy story. You don't get specific medication for syphilis or gonorrhea, you simply take antibiotics for those. You can't tell if those antibiotics were given for a UTI, dental abscess or an STI.
That’s an insane story mate but not unique I’ve herd similar stories before from other landlords but the plethora of STD”s from the freelancer is a new twist… I was in Pattaya April and did notice the girls were always testing the water to see if you were a Chris type character and like you said nice guy I’m sure but just the fool their looking for ..

Most are bad as described in the story. I base this on about 20 tenants I have had in Pattaya. A kind of forgetful bunch when it comes to paying things and requiring constant reminders / hand-holding. Some, of course are better than others. However, I have yet to find an expat tenant that is what I would describe as reliable and wholesome. My German tenant, for all his good points, likes to take ladyboys back to the unit and one of them stole his laptop and my Iron. He paid for the new iron etc, but it's just another one of those emails that wends its way to me informing me of the latest idiocy that has gone down. Kudos on being clean. I am the same way. It's hard to live in Pattaya as such a person though. Most of the population as well are the surroundings are anything but hygienic. Ms. W. was a prime example of this.

I am extremely neat and tidy and actually built a separate room away from my Thai wife's home where I can escape the usual Thai mess and relax and watch my big screen tv or play some music!
Rented 3 times whilst in Pattaya, always thru an agent, twice with a Thai owned condo and once a German man. Same story with the 2 Thai owned condos once the lease was over and everything was perfect from my end and it was time for a refund of my deposit. Went to the agent and was told 'sorry he spent it' and that's 2 different agents. Third one no problem.
ps... Rented a house to some UNI students back in Oz many years ago and can tell you I would bet that they left it in a worse state than Miss W even if she had the other 25 letters of the alphabet staying there with her!!!
I don't doubt that there are some good apples in among all the rotten ones. However, the caliber of tenant in Pattaya is considerably lower than I have met elsewhere. I have another unit in BKK - no hassles in a decade. Outside Thailand, I also rent places out in Dublin and HK, and I have never had the same level of hassle as is associated with Pattaya. It is a special place and it attracts a special type of person.
@@thecryptostrategist2433 Yes... you certainly feel very 'special' when in Pattaya with all the female (and ladyboy) attention!!! Can't really comment on tenants overall in Pattaya but from the time I was renting a few houses out in Oz I would say they can be much like bar girls in how persuasive they can be. I remember one guy who wanted to rent a house from me came and mowed the lawn before any lease was signed... naturally he never mowed it again after or paid the rent!!!
Anyway, as Dan is trying to help out those who will most likely spend time in Pattaya I was just giving a 'heads-up' re checking ownership of the condo they may decide to rent as the most important lesson to learn in Thailand IMO is your limited rights here in all situations!!!
I m lucky, never had a problem with tenants over 8 years. Renting to Chinese gals can be a problem though, especially mainlanders. I have never rented a place to them, but friends have. They can be a total nightmare.
@@ActiveAussie2024 I have had several Chinese. Since I speak Chinese and am familiar with the culture there, I have not had issues. With that said, it was a Chinese girl that got her power cut 17 times in 3 years. It did not really impact me though. She had to spend a few nights in the hot darkness and pay the reconnection fee, not me.

@@thecryptostrategist2433 system ? The system is obvious and simple. Tell any applicant to provide previous addresses with contact information for the property owners.
@@eigobike3929 What I meant was that that kind of system does not exist. Nobody does that. Neither tenants or former landlords are accustomed to it and there will be resistance. Also, there are language problems involved in dealing with Thai landlords and it would be incredibly easy for someone to fake a reference anyway giving the address of their friend or family member. We would be none the wiser. To top it all off, many landlords (especially Thais) will never admit to having tenants formally in some sort of document. This is because nobody is paying taxes on the rental income. So, great idea, but sadly unworkable here.
Cold? What kind of temperatures are you getting where you are? Here in Pattaya it's 30-32 during the day and 25-27 in the night. Definitely not cold.
It's freezing here Alex 😅 it's 21 degrees right now and I didn't check the weather this morning but I would guess that it was about 17 degrees, I will check properly tomorrow morning 👍
@@thaitalkwithdan ah yeah, 17 definitely can feel cold when you are used to the hot weather here. When I go to bed I put the airco at 22 and when I wake up in the middle of the night it definitely feels really cold.

Thanks for sharing that story. The guy is from Arkansas. It is pronounced Ar-Can-Saw. I thought it was quite well-known. Bill Clinton was the governor there before he made it to the oval.

My best friend in Australia when I was 19 to 25 was from Arkansas, although he lived in LA before that. He had moved to Australia with his family. I didn't know how to pronounce it either back then and they used to laugh. This guys mother was on Clinton's secretarial staff when he was governor. I asked her if she ever got it on with Bill back in the day, she just laughed and said no.

I had 10 condos in Pattaya for several years. Rents were so low it was not really worth it. Managed to sell them all and get my money back. One trick I learnt was to only make the rooms lockable by padlock and get the tenants to supply the locks. Was a good learning experience.

The prostitution is not even the main issue: it's the girlfriend and pregnancy scams they pull. With all the information out there, I'm amazed that guys keep falling in love with these girls and handing over all their assets. So many of us go there to escape the insufferable feminists here in the west, but these girls are just as bad if not worse. Kind of like jumping from the frying pan into the fire.

I,m watching this after watching part 2 The revenge . I think what he did to her with his friend shane was awefull and was way over the top. Yes she trashed his condo but she did not personally humiliate him . The retribution he dished out was going a step too far in my book.
I feel sorry for miss w. There lives can be hard. Lots of men say it their choice, yes, but feel for them too. I have a urination problem that could be my prostrate or std ..I'm still haven't bn to a doc. Bit scared, but it can happen to anyone.
In my experience, Syphilis doesn't just happen to people. I know precisely two people who have had it. One was Ms.W and the other was a young, gay guy in China that barebacked 35 guys in various bars and was shocked to find out he picked something up. Ironically, he was a medical student. If you have an issue, go and get it checked. Nothing good usually comes of ignoring medical issues.
