    That's got a great feel, thanks for the tour. One for the creaky old house lovers like me. No point trying to over-modernise; lean into it being a warren of rooms, turn bedroom 3 into a library or similar. It'd be lovely on a winter's night with the fireplace glowing.

    Love this apartment, and I would keep the kitchen as is. And mostly, I love the house tours, thanks again for doing these. It really gives a feel for the towns and properties available.

    That "bedroom" with the garden entrance could make a nice cozy sitting room with a sofa bed for unexpected guests, and I actually like that bathroom.
    It does need a second one. At least a wc.
    The only room that needs a complete remodel, in my opinion, is the kitchen.

    This is just gorgeous and very fairly priced. Just my style. Unfortunately, for a non-driver, Arpino is a little out of the way. Brad, find me something like this in a Tuscan/Umbrian town with a train connection to Milan, and I’m in!

    Gorgeous details with a ton of potential. For sure a two bedrooms and study. Needs TLC but wonderful feel. Love most of the furniture but I would definitely declutter ! The little town seems very nice as well. A private garden would have been nice though. Love, love, love that it's so close to Rome and the coast. Will keep watching. Thanks for a great vid !😊

    Wow. Great price for the history. Huge rooms. Fantastic gardens. Absolutely love the high ceilings with the massive wood beams. The full wood ceiling is gorgeous.

    Love it and agree totally with your assessment of the property. Proximity to Isola del Liri is also a bonus. Would make a great lock and leave.

    It’s an amazing 1 bedroom apartment. That third bedroom makes a perfect den/library with a couch bed. That other “bedroom” is just sort of an anteroom. I think it’s absolutely awesome! For the price? Amazing! I think it’s going to be more like 75-100k. A gut renovation of the bathroom and an upgrade on the kitchen Plus there’s going to be a substantial amount of plastering and painting going on. But wow! 🎉 perfect for a single person or couple who have no kids or grown kids who may drop in from time to time. Great character! Real charm! ❤

    Love the feel of the place and that there are other English speaker's that can help you navigate around and look after the property if it were a lock and leave for your 90 days off.

    Great tip about the difficulties with moving to a new country. We have experienced the same feelings and frustrations with our move to Costa Rica. We tell every person that falls in love on their 10 day vacation and wants to buy something to come stay for 3 months and try it out first. Day to day can be challenging especially when you are not fluent in the language. We hope to visit you both in 2025 and buy you some dinner. Keep up the great vids you are definitely putting in the work to build a cool channel.

    I would flip the room leading out to the garden with the current kitchen.. make the current kitchen a bedroom since it’s a corner room.

    Beautiful property! Definitely add a split AC, love the fireplaces, I would update the bath and kitchen, otherwise very nice features...wow those doors and thick walls. Nice garden area! Is there usually a CAM fee when there is a shared garden? Or the owners just take care of it?

    I would consider the first "bedroom" as a den/overnight guestroom, use the second or real bedroom as is, leave the livingroom alone, and for the one to two person residents, the room off the garden as a lovely diningroom. That's just a personal preference.

    IMHO one bath for 2 or 3 bedrooms is not enough. Also, high ceilings (while beautiful) also means more energy to heat during cold months but I get the palazzos have those beautiful high ceilings…just need to be prepared for likely high energy bills. Off topic somewhat, I assume these old homes don’t have internet. Correct? Fiber would be nice but is it even available? Maybe I missed it but not mentioned-just curious. Thanks again. 👋🏻

    Does it have condo fees since there are multiple dwellers? You can have sofa beds in that first "bedroom" & room by the garden for extra sleep space, if needed.

    How many families use the garden right outside this apartment?? You said no air-conditioning waa allowed. I hate to be dense, buti just want to confirm that includes minisplts.

      Not exactly sure what I said that you’re referring to. Normally air-conditioning of courses allowed but inside of a historic district you can’t have the outside portion, the heat exchange, where it can be seen. There would be lots of areas on the backside of this property to put those heat exchanges so an air conditioner should be no problem at all. And I might add being that I live through this summer here, absolutely necessary. We moved out of our farm house for four weeks into the city where we had Apartments with Air Conditioning that we could take in between guest. It was horrific.

    Nice property brad, i like the terracotta floors but without the shine
    It would be totally perfect if you didnt share the garden. Regarding your advice of coming back and forth every 3 months and evoiding filling income tax, applying for a residence , putting up with all the
    burocracy there etc, etc, do you think all these could outweigh all the benefits you have been talking about it?
    ( excellent & cheaper health care , better & more relax quality life, lower cost of living, lower property taxes , etc, etc ).
    I personally rather put up with all the bureaucracy in italy rather than paying here higher propert taxes, bad & expensive health care , higher property insurance , and poor social life
    The united states in well known for being a very impersonal country ( most people they hardy know their neighbors) let alone having a good social network ( everybody lives in their own personal bubble, and only cares about the mighty dollar)
    Having two houses in different places ( unless you airbnb) managing a possible business far away is very difficult if you arent on top of it ( you know this first hand). Now the new trend here is that many property insurance companies are dropping their clients , only to let a handfull of insurance companies offering insurance at outrageous premiums ( as it happened in florida and just now in california) each country has its own set of problems, there is no such thing as paradise, but all i know personally is that i want to open my horizons, and experiment a different way of life ( even if it wont be perfect)
    what are your perrsonal thoughts on the subject brad ?

      I always find the areas around the beaches are a little kitschy and down trodden. Plus the fact that beach weather is at best from May to September. The other 8 months maybe a nice walk but that’s about it. This place is one hour.
      But to each his own. Lots of towns right on the beach in Italy!!
