The problem with Ghana real estate industry is over pricing for no reasons. As someone who did real estate investment and management in Europe the key factors that appreciates a structures value apart from its built quality is location and landmarks (beach, fronts hill views etc). But with this structure it has only location imo . It’s not fully furnished so how did you arrive at 1.4m USD?
