    I have great renters that didn't burn me during the Covid lockdowns. They easily could have. My property manager said we could raise their rent a few months ago for the next year. I said, hell no! Not the right thing to do after what they DIDN'T do to me last year. Doing the right thing works both ways. If your renters didn't burn you last year when they very easily could have, cut them some slack this year.

      i did same thing on a rental home-they did'nt shaft me so no rent increase last two yrs-have a friend who also rented a very nice home but got took for 15 months rent and had to pay taxes- insurance all the same while these people had same income as before biden gave them free rent -that is one reason rent is going up now

    I thank God everyday for my amazing landlord. He hasn't raised my rent $0.01 during this whole crap. He's actually lowered it by $200 to help me and my family out being that I'm a single dad. God bless him!

    I tried to warn my friends at the beginning of the pandemic that the way it was being handled would eventually lead us to another great depression. They laughed in my face. I only hope I was wrong, but it's looking like it could be worse than the great depression. Most people during that time had farms and the knowledge to grow their own food. People today know how to make dancing tik toks

    Rent is going up everywhere. I have friends that are couch surfing and living in their cars, and they were doing good a couple of years ago. Our global economy is being restructured and Biden is in on it.

      I knew a guy that moved into his van and I ran into him 5 years later and he aged terribly and his teeth were rotting out. He probably ate a lot of candy bars for food. You can easily die young living in a car or van for too long.

      The demand for housing would be much lower with the border under control. When you bring in millions of illegal immigrants the demand for housing skyrockets. Also drugs would be less available.     My heart breaks for the struggles faced by renters, it is so hard to find a place unless you are really rich or really poor and qualify for section 8 housing, there really are not many places for middle class people.

    Rent cost is not something that comes back down. Once up, it stays up. Are property taxes gonna come back down? No. There's already retirees getting taxed out of their own homes.

    I hope that the Northerners moving to Florida will try to remember that lots of elderly people live here, and they have as much right to be on the road and to grocery shop as everybody else. I was in the car with my parents the other day and they were honked at for doing nothing more than stopping at a red light. There are also grocery stores my parents don’t frequent anymore because the other customers are so rude and impatient. I am a native, this is a very recent development, and I feel perfectly comfortable laying it at the feet of people who have moved in from out of town.

    home sales are crazy.. the average home in my area was about 220k 3 years ago.. Now looking at the homes for sale, the median price is 350k. There is NOBODY in my area that has gotten a raise that will support that.

      Simple solution: Live below your means, Invest a good percentage of your money in something as lucrative as foreign exchange but of course be well informed about where you want to put your money. Made my first million this way earlier this year (through the help of a pro though). This admin has got nothing on me

    I live in a private RV park for the past 4 years and with in the last two months we've had our monthly rent jump up from $714 to $899 starting next month. I first moved in there at $450 a month 4 years ago. I moved there because I was living in my car. A co-worker very cheaply sold me his trailer I was hoping to save money for a mortgage. But it looks like I can't even afford a campsite now.

    Also, as property values go up, so do property taxes and insurance premiums. The price of repairs due to higher material and labor costs is also a factor. When prices go up for the landlord, the price of rent goes up too. I know this because I am a property manager.

    Rental unit supply is down because of the eviction bans. It's better for the owner to sit on the property and not rent it rather than have someone live there for free and do damage and wear and tear on the property that the owner has to repair.

    My sister just got a rent increase notice of $400 a month. A Las Vegas renter on the news saw his rent go from $1995 per month to $3,995. Landlord wasn't sympathetic at all when approached by news reporter.

    At this point, paying mortgages is cheaper than paying a rent... it will bring more buyers to the market along with devaluation of their money (inflation) everyday. You also need to consider property tax right off.. Less homeowners will sell their homes because they don't want higher interest rates with the current bidding war.

    There are few basic "Human Rights" contrary to contemporary beliefs and the PRIMARY ONE is "Shelter" a Priority to those who are indigenous to a Culture/Nation, especially those who make a contribution to the general well being of all. Clean water, clean air and food are perhaps of equal importance but without permanent shelter they can be of little consequence - protection from the elements is essential. So, providing "shelter" to "an excess" of people immigrating , illegal or otherwise, without prioritising natural born citizens is UNETHICAL AND IMMORAL!!!!!

      Yes Everything is getting more expensive. Housing, food, utilities, etc.. Inflation has been inching up for the past year. Add on those minimum wage hikes, energy skyrocketing and don’t forget about the feds spending money by the trillions. It’s a recipe for disaster

I started keeping tally on my phone because it’s so odd to me seeing so many out of state tags on my little country backroad. We sold our house in Knoxville sight unseen cash offer over asking in the first 2 minutes it was on MLS. Got lucky with the house we downsized to.

    One of the main reasons that so many rents are going up, especially in major metropolitan areas, is that landlords are trying to recoup some of the money that the politicians took out of their pockets via unconstitutional eviction moratoriums that allowed deadbeat "victims" to live rent free for over a year, while the owner was still obligated to pay the monthly mortgage. Many owners who got clipped in this manner have removed their rental units from the market, either selling them as private family homes, converting them to condos, or going the Airb&b route, collecting by the week from credit cards. Yes, there are a lot fewer units available, and you can thank the squatters for that, because although many of them maintained their jobs, they nevertheless took full advantage of the moratoriums to avoid paying rent, and did so without consequence. I saw this market correction coming since the day these cockeyed moratoriums went into effect.

      We had one out of six try that free rent crap. Took 2 months to get her out but she got out.
      No money for rent?
      No money to fix things.
      I do believe the main thing was when her power got cut off.
      I will never have a contract that doesn't make a renter pay for their electric

      Almost every person I knew in 2008 who owned a home lost it. I kept me from buying until 2018 and helped me put 30% down to get a very manageable mortgage because of what I seen happen in 2008.

    The mortgage payment for the last 15 years on my 2 story 1750 Sq.Ft. home was $475. It's paid off now, all because I learned long ago that being a renter sucks.

      Being a renter is not so bad when you are not able to save up for an $80,000 downpayment and don't have a $90,000+ job to secure a mortgage. Of course it depends on where you want to live, but I would say that's pretty much average. Sure it sucks being a renter but most people just don't have the resources to buy a home.

      kids are taught in college buying is bad. had a kid (3rd year college kid) told me he wasnt going to pay taxes and would just rent. then i asked him to ask his professor who pays the taxes , he said land lord. then i asked who pays the land lord. 2 years later he bought one.

I guess you can get away with paying less for a downpayment in some places, but when 15-25 people want the same house in most cities I would be willing to live in or near and my offer is a 3.5% downpayment while more than half are offering 20%, you can probably imagine that I have a snowball's chance in hell at getting that house.

Where’s the relief for people that didn’t make excuses and stayed current? This is sort of like the whole student loan forgiveness.     There are a lot of homes , apartments and condos for sale and rent in south Florida but when you see the cost of them it’s disgusting how high they are ,homes that aren’t worth 85k selling for 300k and more is criminal and it goes up from there, they have made it so middle class families can’t afford to live there and it’s like that all over the country, I don’t see a shortage of places to live just a huge shortage of money that people have to afford to live there

    I work at a nursing home in Florida and have started seeing more people in their 50's and 60's being admitted after going to the hospital because they were evicted from their apartments. They are obviously on a fixed income and can't afford the drastic increases being levied on them. It absolutely is creating a large spike in homelessness. It's awful!

      When they admit someone that doesn't have a place to go then they are obligated to keep them if they have a bed available unless they can find alternate placement. You don't realize the amount of money they lose every year on indigent care.

    I live in a little small town in Southeast Tennessee. When I moved in to this 2 bedroom apartment for $640 a month. Last year it went up to $670 a month. First of this year the apartment complex was sold to a northeast company. For a 2 bedroom like mine has gone up to $900 a month. I can not afford that. The property manager said it could be 5 to 10 years before my rent is up to the $900 level. That is crazy.

    As a landlord because of all this nonsense that went on with covid I am now very very selective when it comes to renters. Gone are the days that I would rent to someone with marginal credit. Someone that has excellent credit is not likely to be a flaky renter and will make sure they get the rent to me on time. Just the hard cold facts of life.

      I was a trucker and while being unloaded i always talked to the Mexicans. To get a good paying job unloading trucks the boss always ashs where you live and are they renting? seems to get the job he had to rent one of the bosses houses at outragious rent. One of the perks of being the boss i guess.

    My sister pays $1450 a month + $25 trash service for someone to walk her trash to the dumpster. That trash service is mandatory. She just learned if she signs another lease in September, right now her management Co says she will be hit with an additional $200 a month unless the market goes up and it will be more. 2Bd 2 Bath in Florida

    The rent on a one-bedroom apartment in Johnson City, TN I heard about this week is $1800. That is price gouging at its worse. There is an evil in our country that every business and person who rents or sells stuff including manufacturers, grocery stores, etc., etc. wants to maximize their profits whether inflation is really affecting the price of the item or them. That is greed, pure and simple. Morality is out the window in our country it seems.

      WHEN these expenses rise, the landlord MUST add these costs onto the basic rent you are paying.

    I'm thinking of selling my very small apartment complex in Mountain View, CA. I don't want to deal with the Rent Control people here. Just a lot of paper work that accomplishes nothing. I offer reasonable rents and have 2 elementary school teachers and 1 associate prof as renters and work on keeping things reasonable. But they want to pile on more and more regulations as if we are criminals.

      The facts are there are SO many corporations buying up all the supply at higher than asking prices in order to create a MASSIVE rental market. Look it up. As a result, there is a shortage of affordable houses. It's a seller's market right now. Not to mention all the owned real estate that sits empty to just be a money holder to launder a billionaires money/ Some cities have started blocking corporations from buying housing in their cities because of the prices they tend to rent at. It's NOT immigration. Also with the rate of births dropping yearly in america due to no system to incentivize having children affordably, soon immigration will be the only way to have enough workers to pay enough taxes into the system to even maintain what is already in use. Much less anything that gets added. College didn't become unaffordable out of pocket until the government started giving away money that people can't bankrupt on to everybody that asked for it regardless of whether they could afford to pay it back. The stock market has been over inflated with not substantive backing and it's only a matter of time before they cause the next collapse. We can only go like 8-10 years in America before the government choices and unchecked capitalism causes a collapse.

      I’m sorry, what? Roe vs Wade had nothing to do with that. Banks were hedging money and lending for homes to anything with a pulse and so when the market shifted and the fed changed the interest rates a little, people all of a sudden had more house than they can afford and led to mass evictions. End result was an entire system collapse and a ton of empty homes with no buyers due to better regulation in bank lending. They relaxed those restrictions and now banks are at it again hedging money with reckless regard and allowing corporations to pay way more than houses are worth artificially inflating the market setting it up to collapse again. This is unregulated capitalism at its finest. Screw everyone as long as the corporations get to get richer and take advantage of actual taxpayers.

      @@jtlatitude Why were they selling houses to people who clearly couldn’t afford them before the 2008 crash? They had inventory but no buyers. Do the math and look at plummeting births after abortion was legalized. People buy homes in their 30s.

      @@jtlatitude You got it partly right. This is planned not a coincidence. We just figure it out after the cons blows up and banks get fined for criminal activity. Republicans trying to ban abortion because they see the impact of low birth rates on the economy. So open the border and let people in to work and pay taxes.

    I smell an economic collapse very soon because when rents and houses get higher then what normall working people can afford that's when you see a crash. Just like in 2008

    From what I've seen as soon as someone moves out of a rental unit the landlords upgrade the unit and list it as,a luxury apt. Landlords are upping the rents.

    Is this paid advertisement? I just don't understand economics behind it. During pandemic a lot of people moved out of the city. Now when everything getting back we have apartment scarcity. 600k people died, mostly who lived in the big cities. Now, did we gain back more workforce during pandemic and more offices attracted more overhead than before pandemic? 99% built buildings in Manhattan, Queens are unoccupied because they are expensive indeed, not because we need more of this glass, concrete soulless coffins only developers benefit of, but because it's cheap and fast to build and expensive to rent.

    We had an eviction ban here in England through covid....its a disaster for landlords let me tell ya!!
