I have been in DR 6 months now. I lived in Bavaro about 5 months. I was shocked to hear $35/m2 in Bavaro because all the land I have been looking at has been $100...$150/m2 however it’s due to location. This is a bit farther away from where I would like to build, however it will be a nice community and if you have a car here you can get anywhere. So yes for this area car is absolute necessity. Regarding beach distance that’s about 20-25mins drive if anyone is wondering (don’t quote me but ...I believe definitely not less than 20). Not too bad but definitely need your own transportation.

If not it's ok I'm just asking. I know some people think you should know everything about the project which is not the case. If someone is interested we have to do our own due diligence. It's about 5 to 7 minutes from dowtown Punta Cana. I believe Barcelo is not far from downtown Punta Cana. But I don't know the exact. I'm not sure how this area is affected by hurricanes but its several miles from the coastline. Thank you for echoing people should do their own due diligence. Some feel that if I didn't mention certain things I was denying it.
If you purchase land and build you get the exact house that you want most of time its cheaper to build new construction. If you buy it already built then the benefit is you don't have to worry about the process of building and most the time these homes are marked up significantly.

Yes, get a lawyer to verify that the person that is selling the land actually owns the land and has the the title certificate. And that they are the sole owner. If not whoever else is on the title needs to consent to selling.
Like those overpriced "siding house" that's built all over the US with awful material that starts falling off after a tropical storm and those shingle roofs that needs replacing after 3 years, that should be a lot cheaper. You talking bout ratchet houses like that? SMH....

I have been in DR 6 months now. I lived in Bavaro about 5 months. Depends. It not one specific area. But of course in rural areas you'll find land cheaper than in the cities.

You can use traditional financing but keep mind its difficult to obtain but not impossible. And sometimes the builder will do a short term financing.
