We bought a flat for 10 lakhs in hyderabad in 1998 and sold in 2022 for 91 lakhs. Same time a colleague bought individual house for same 10 lakhs but sold in 2020 for 2.3 crores.

After all this, i can say Flat will not give 15% CAGR, we must invest on flat in approvals stage and sell it after completion to get good returns. If u want to stay in a flat dont expect more than 7% CAGR

Ramprasad garu, again you are comparing "Selling of a flat in city vs Selling of a plot outside city", This is absolute wrong...
Please compare Apple with apple.
Try comparing a flat of 1500 sft vs a plot of 150 sq yards at the same place.
Take example of Nizampet, Miyapur, Bachupally - the flat cost per sft is 6k - 7k + 10L amenities, which means 1.15 Cr is the price of flat
If you take plot of 150 square yards, only the land price per square yard is 80k which is 1.20 cr only plot, if we construct house add 60 lacs , then total price of Independent house is 1.80 cr ,
In reality, we are not getting an Independent house for 1.80 cr in Nizampet, Miyapur and Bachupally..
But for 1.15 cr, we can easily get 1500 sft flat..
You are right upto 80% , no doubt in that..
But in few cases, this video is an example, where you compare "A flat with in a city vs Plot which is outskirts" doesn't make any sense..
So if you say a flat will get double in 10 years and easy to sell, Then the Independent house will be 4 times to that...

Sir, every flat has some life. So what is your suggestion that for how long you need to hold a flat and think of selling it so that you relaise good amount of money. Beyond which we may not see much returns.
Similarly in the area where area is developing and expanding the prices of flats will keep increasing. But in a saturated area demand might be there but the prices may not be shooting up at the same price. So comment in that perspective also.

I took second hand flat in Vizag near to Steel plant
This is 16 yrs old flat.
The reason i purchase second hand is, if i want to take a 2BKH for rent i have to pay atleast 12K rent.
For 1BKH 8K to 10K.
I decided rather than paying monthly rent i am gonna stay atleast 10yrs so i decided to take flat. For new flats min price is 45L and rooms sizes are aslo very small.
But flat i purchased just for 25L with good living space. I can happily stay atleaet of 15 yrs to 20 yrs in this flat.
Rather than paying rent in additional 8K i am paying as EMI obviously i will own this house in 8yrs
So according to me if you dont have enough money yo buy new house and rather than paying rents go for second hand house by paying little more as EMI.

1. If you are getting rental yield 0.5 rate of interest. i.e. if u buy for 1 cr u need to get monthly 50 k rent.
2. You love to stay only in Own Property.
3. You became old in age and nearing retirement and need some rental yield if it matches criteria #1.
Simple follow above. For investment as well u can buy Flat but u need to immediately sell it by the time the Flat is ready for occupancy. Otherwise Land always high yeild for investors who hold it long..
