      3. Build an emergency fund
      4. Save to invest, this is most important because it's a proven way to get richer. Very important to financial success

    Congrats! I bought my first 3 bed house in West London when I was 24. Made a lot of sacrifices from age 16 to raise a 35% deposit including holding 2 jobs whilst at uni and working 6 days a week over Xmas, Easter and summer holidays instead of partying. Interest rates were very high back then over 5.5%. Glad I took the plunge as the property has more than doubled in value. Its hard work but reward is great

  • @demonhalo67

    I personally do not recommend buying your first home with a partner, (especially at a young age), unless you or they could afford to take on the house alone and buy out and refund the other party with their deposit contribution if you break-up. I know many young kids that have scraped in with a small deposit, 95% LTV mortgage and are paying over 3% in interest and wouldn't be able to meet the liabilities.
    Buying a house later in life when you are 30+ is better, you will have more money behind you and you'll be able to assess where you are going and what you want in life more clearly.

  • @rufdymond
    @rufdymond 4 ปีที่แล้ว +18

    I have 2 kids now 29 and 28 both own their own houses, it can be done....always drummed into my kids the importance of investing - they were each given £2000 each to start then off at 18 and the rest was up to them, they both did this while renting together and living away from home too. To provided an example of the power of investing - if you started with that same £2,0000 contributed £250 per month at 8% you would have over £21,000 after 5 years and over £50,000 after 10 years. Increase that to 11% and it’s over £23,000 after 5 years, and almost £61,000 after 10 years. Ok people have been lucky over the past 10 years because the stock market has been really strong but I’m just making a point.
    Finally even if we are not looking at houses - people should really look at investing their money the power of compounding is truly wonderful.....if we take those figures to 30 years. We get over £390,000 at 8% and over £760,000 at 11%.

    • @thehungrygoldfish
      @thehungrygoldfish 2 ปีที่แล้ว

      I mean, taking out a mortgage is still owning though. Like even if you own your house outright, you still have to pay taxes and utilities and repairs and maintenance. There will ALWAYS be costs associated to home ownership. There is NO way to own a house without paying ANYTHING.

    Help to Buy equity loan is for first time and next time buyers until March 31st 2021. The government will put in 20% for you if you buy outside london and up to 40% if you are in London. From April 2021 the HTB equity loan will be for first time buyers ONLY and is then running for another 2 years. This scheme has nothing to do with the HTB ISA, a lot of the comments are getting this confused with the ISA.

    Congratulations on buying your first house !!! 🎉🎉🎉

  • @xoxrazzyxox
    @xoxrazzyxox 4 ปีที่แล้ว +3

    One thing that should be mentioned is that the equity loan will increase if the value of your house increases. There is also a minimum amount that you are allowed to pay off. Every time you want to pay off some of the equity loan you have to pay for your house to be revalued. This adds up fast. I really wouldn’t recommend people use it unless they can’t afford to buy a house without it. There’s lots of hidden caveats in the help to buy equity loan. The help to buy ISA is great, the help to buy equity loan not so great. I saved £10,000 in seven months by living off rice and beans and plan to save another £10,000 in the next six months and buy a house alone. Please don’t put buying a house quicker before affordability.

    Completely wrong about mortgage advisors! I am one and we don't charge any fees... Service shouldn't differ whether you pay for one or not and I think paying for one is wrong personally as there's many good ones who are free! All advisors will receive commission from the lender whether they charge fees or not. Solicitor fees for a purchase of a freehold property (a house) should be around £1200 but new builds are slightly higher

    Hi, we are buying a new build as well! We’ve got to putting the offer on the house we want, do you mind me asking did you go on or below the asking price? And was it a lot below? I’ve just found your Chanel and I love it!!

    • @JessicaJayneTurner
      @JessicaJayneTurner  4 ปีที่แล้ว +4

      Hey! That’s amazing! We went below the asking price - Our first offer wasn’t accepted but they came back with a counter offer staying ‘this is the lowest they would accept’ so we went for that as we knew there were other people interested in the property💞 Best of the luck with buying your house!😊

    Don’t the government own that 20% eg. If you sell your property for £100k you would need to pay back £20k even though you’ve technically paid off the loan?

    Congrats on your house 🥳I’m currently 19 and thinking of buying a house in a few years. But I just wanted to understand the concept more, so if the house cost 300,000 roughly how much deposit would you put down and roughly what would the mortgage be monthly ? : )

    • @Sianxy
      @Sianxy 4 ปีที่แล้ว

      usually, lenders want a 10% deposit and need to know your financial history for the past 2-5 years. Being young, it is harder to get a larger mortgage as its more money to pay back.

    • @bekipeters2843
      @bekipeters2843 4 ปีที่แล้ว +1

      You want at least a 10% deposit but deals are generally better if you can get 15%. Need to take into account solicitor fees etc too. The monthly repayments completely depend on what rate you’re on - so what % interest you’re paying for it. If you have a great credit score then you can generally get access to better rates. x

    This was so helpful! Just wondering would getting an AIP before going to view properties be a good idea too as then you know you're definitely looking at something you know you could get a mortgage for?? I wouldn't want to seem silly putting an offer in and then not getting a mortgage for it haha!! Or would you just recommend using the mortgage calc first like you did? Xx

    • @JessicaJayneTurner
      @JessicaJayneTurner  4 ปีที่แล้ว +2

      Thank you lovely! Yes definitely get an AIP if you have any doubts as to how much you can get a mortgage for - I felt a bit like this when I didn’t have an AIP and put an offer in but it all worked out in the end haha! Would definitely recommend speaking to a mortgage advisor though and see what they say 💞xxx

    So when you wanna start buying a house and you have enough money saved for a deposit do you start looking at houses first or going to the bank and saying you want a mortgage first? Also I'm not very fluent on bank talk at all but what is an interest rate exactly? What does it affect?

    • @lukeeclair7736
      @lukeeclair7736 4 ปีที่แล้ว

      Go to a bank or mortgage adviser and see how much they are willing to lend you. Then you will know what price range you can start looking at.
      Theres no point looking at £300k houses if your deposit + mortgage will only reach £170k.

      It's quicker for new builds if you have everything in order for your mortgage once you have an offer accepted it should take less then a month. But if you're buying from someone else and they're waiting to move into their house that's called a chain and it can take a long time.

    • @eriiiberiii6906
      @eriiiberiii6906 4 ปีที่แล้ว +2
