He had already helped her open a credit card for the purchase. So glad my Mom gave him the phone and I told him ...no way leave your paperwork and call you. Probably rent I could get for 2 bed 1 bath about 1400 mortgage is 720, condo fee 250 prop tax 120 total 1090 i would like advice on. just finished a car accident settlement will leave me with 300k ( Canada we cant sue like in States ) Im thinking of buying another to live in with my settlement money and rent this out and have tenants pay this mortgage. or should I just pay off the 130k or have tenants pay over the long haul
The biggest mistake new investors make is choosing the wrong tenant. There are lots of videos on TH-cam that you can watch about selecting a tenant. Graham Stephan has a video talking about the disaster he picked for his first tenant. I had a similar experience. I learned the hard way how important it is to select a good tenant.

Correct me if im wrong. I'm planning on loaning a house for 25k and probably pay $165 monthly for 30 years. The thing is im gonna make it as boarding house and 4 pax can live in it. $80 each pax will gross me $320 monthly. Electric and water bills usually shouldered by boarders so i didn't include as gross. Deducting the monthly payment fornthe loan will net me $155 monthly while i already paid the house loan im also earning passively.
