If it is new layout, they will say upto Rs.2,200/- per sqft. If u go 2.5 kms, opposite to Power Grid, they will say Rs.1,800/- per Sqft. Beyond Velammal School in Karayambedu, u will get for Rs.1100/- per sqft. But if u buy from direct individual sellers, then the rates will be Rs.500 to Rs.700 less compared to New Layouts who will showcase with DTCP and RERA with 90% bank loan. Tea stall owner, petty shop owners, Bakery shop owners, small tiffin centre owners all are BROKERS, who will show u the direct sellers of the land. If u have liquid cash, u can buy plot at much much cheaper rate, else u need to go for Personal Loan to buy that land as housing and plot loan are not eligible for these kind of lands.

However comparing the rate mentioned for New Layout i would get at much cheaper rate in same area with better location if I buy with direct individual sellers. It depends on the urgent cash requirement of the seller, where he is ready sell at cheaper rate.
