    I am observing two key takeaways: PS I am an applied economist in the private equity sector from South Florida.
    I see three panelists. David speaks technical and explains economics and economics influences and the industry.
    I see the woman in the middle saying ZERO useful facts for the audience.
    She says "I" and "my" repeatedly.
    Who invited her?
    The last guy -- at least admitted what has decimated Dade County for a decade.
    Wait beyond a decade. Back when the US State Dept granted EB5 VISAS for anyone buying a house down there.
    All foreign monies -- which have ruined Miami and turned it into a mini little enclave of poorly dressed dumbbells who love international brands and buildings with designer labels as he just said.
    "Buyers here want a brand name building."
    Dade County has zero industry -- just real.estate and construction and drug dealing.
    Oh and hospitals.
    Love Davids channel. He is the only one who speaks intelligently.

    When the realtors are talking in a conference instead of selling properties, the bubble is coming down ladies and gents.

    Its all about pockets etc. Might not have issues in luxury market, but average joe shmoe, investors, builders are starting to get wacked. For example there are new builders in for example tampa, who been cutting 50k on houses that are in 500k range. Completed but unsold homes right now are at the 5th highest level ever. I love David's content, but so i do reventure consulting aka Nick.
    In South (includes Florida),we have the record for homes for sale, the highest ever.
    But this chan is more about luxury, and its a different ball game.
    edit: looked at continuum. There are condos that has been listed at 7.25 mil mid 2023, been cut few times, last cut 2024 end of May, cost 5.65 mil. Few of those in south tower.

      @@straightshots4427 If you read my reports you will see that I dont promote just any condo or product. I also speak about the markets that do not perform that well and what to be careful with.

    I want to buy a condoin miami but i understand the assessments but don't understand the assessments!!! Once that gets figured out I want 2 condos buy one rent 1 out
