    I have a full time job & I’m a Realtor. No plans on quitting anytime soon because I love the extra income. Everything you said is true.

      ZJB glad to read this. I have been wanting to work part time as a real estate agent to make some extra money and who knows maybe in the future so it full time. But everybody and everywhere they say part time is not possible. Thanks !

      Krystal Jones I work on my lunch break ( sending emails, making calls, scheduling showings), after work & on the weekends (more showings & hosting open houses for other agents who have listings).

      JLSARRIA you’re welcome. It’s not true. Everybody has to do what works for them. I keep my full time income to maintain my current lifestyle. Any real estate income goes straight to paying off debt. Once all my debt is gone, it will be used for traveling, savings accounts, future kids college funds, etc. I keep my full time job because I actually love it & to keep my health insurance. 😊🤷🏾‍♀️

      Some of the highest producing agents I've met had other careers... I had a high school teach that sold over 100 homes per year...

    Treat real estate EXACTLY like a job. Shower. Drive to work. Sign in on your own pad. Do the tasks of your job to get customers. Go in at 9am. Take your lunch hour. Get off at 6pm. Just like a job. Get customers all day (your phone). Set appointments. Work on files. Set your tasks. Work overtime as required. Add to your personal staff as needed and as your budget allows. Treat it exactly as a job/business. YOU be the slave driving, demanding supervisor of yourself. Do all this, and you will get paid far more than you could ever make on a salary at any company. It's just that 90% of people won't. It's all a mindset/attitude. Quit your low paying job, and get into the high paying job of real estate. Guarantee your own paycheck. If you have the guts and discipline. I'm a real estate agent. Don't do it forever. Set a financial goal. How much do you need to live the lifestyle you want, for as many years as you want. Want to live on a million a year for the next 40 years? Then make 40 million. Do commercial real estate if you want. Do higher price homes if you want. Get a Broker license and get a piece of 100 agents if you want. Get your goals. It's all up to you - or not.

      Facts kvec21 . I am a full time Realtor. This is what I do. Time block and cut out the distractions. Have a business plan to add individuals to my business to handle the other stuff. Love this. Thanks for sharing.

    I work part time as a Realtor and full time For the VA Hospital. I am going on my second year of Real Estate and I must say that the first year was rough because it felt like a guessing game the entire year. Not much money came in that year. But once I hit the year mark, business took off and I am having trouble keeping my VA Job. LOL. Which is great because I plan to transition smoothly in to Real Estate soon.

      I work full time for the federal government and work from 7:30 am to 4 pm. I usually schedule my appointments after work or on the weekend. Depending on the clients situation, I may take the day off if they are buying.

      Anonymous I work as an admin for the Travel Nurse Corp. if you’re looking to travel then you could get in much faster with the Nurse Corps and still be a VA employee. From there you can apply for full time positions. But I’m doing Real Estate and wholesaling to supplement my income. I will also be investing and I have a rental property as well.

    I am part time real estate right now. I tech signed on with a broker in March of this year but didn't start training until May. No closings yet. I'm still learning and growing. For anyone who is reading this listen to the message! I'm glad I never just quit my job. Maybe I would have one to two closings by now if I would have went full time real estate but unless it would have been a half a million dollar listing or more, it wouldn't be enough to pay bills. So seriously be wise. And take at least 3-4 days a week to continue training. It's A LOT to learn. Since I didn't keep up with my training now I'm having to go back and re teach myself stuff. So just know it takes time. Remember everyone has a different path in real estate. Some people go right in and get a closing their first month. Some it takes 6 to a year. Some people have a spouse that makes enough money and they don't have to work so they can focus all their time on real estate. Some people have to save up or still work to do real estate. Some people have a back ground in sales and some people have to be taught it. So don't be down on yourself if it takes you longer. Just learn and grow.     As a broker and owner of my real estate outfit and a Realtor for 13 years....DO NOT QUIT YOUR DAY JOB! Chastin nailed it. You will make more friends and clients through your day to day and face to face meetings versus cold calling and door knocking. Referrals are king! Ryden Residential Real Estate Experts out in California and yes....I hire part time agents.

    OMG! Thank you for this video. I see so many similarities in real estate and the tech industry (the industry I'm in). People tell me they hate their current job, want to quit, and go do web development right away. The money NEVER comes in right away but gurus have people convinced that quitting your job and just going through a course they sell is going to make a person a millionaire in a week. So wrong and misleading!

    I'm glad he explained the whole title. I'm only 19 with no debt and don't pay to live with my parents and make no payments. I was working full time for a year to save up and I recently am taking the course to get my real estate license. I hope my journey goes well and I'm glad it was cleared that I was okay with making this transition since I have money saved up and no bills to worry about.

    I’m a little more than part time due to my full time job has a lot of flexibility. Real estate is hard because I don’t have a large sphere, however, being dual career allows me to build those connections with work associates and the people they know.

      Trenton, I actually lost my job of 13 years 2 weeks ago. I've been procrastinating becoming an agent for that long and sitting at that job depressed and miserable. I saw my termination as God pushing me out there to finally do this. Let me know what you decide to do. I'm considering getting a night job since I'm looking anyways. I have degrees and stuff but I want happy in a cubicle. If I can find something that I truly enjoy, I'm willing to do evenings since my kids are grown. Best wishes to you

    Thank you! I was thinking about saving a years worth of expenses and then quitting my job to go full time into real estate but now I feel like I should still have those savings, do real estate part time and then quit my job once I have sold at least 5 listings

    I'm also an agent in Dallas and have had my license about 3 months. I appreciate your vids because I can relate to someone in my own market who has been through the new agent growing pains. Keep helping others man, I can say for myself you've really helped this newbie! If nothing else, just understanding that it will take time but it will pay off if I stay consistent. Until then, keeping the 9-5 lol

    Great advice! Wish I had this video when I first got my license back in 2012. I was able to stay barely afloat for about 2-3yrs, and then eventually had to get a job FULL-TIME! Fast forward to 2019. I’ve decided to get back into the business and I’m taking my time now, asking as many questions as possible, and planning ahead.

    This video hit home for me.. That's The Real Stuff Right There... I feel you on this one... I'm learning on my own with help from my mentor, but no train do to my work schedule. All training is in the day when I'm at work... My current situation is moving really slow especially with holding a full time job. I actually have 2 Jobs. I also do the Video Work on the side as well.. Real Estate is my third. I'm learning on my own mainly from you and other TH-cam favs. It is a slow moving process, but I am hosting an open house tomorrow looking for networking and more leads. I'm doing my part and going door knocking to invite the neighbors. There is so much to learn and I think its all apart of the process. I'm not worried about moving to fast, and I'm not giving up so its always a good thing to have multiple revenue streams. Never quit the job until your skills are up to par I agree.. I'm just being persistent and once the ball starts rolling in Real Estate then this will be a nice addition to my current services. I'm learning the game and it seams a lot of Realtor agents have multiple revenue streams. I appreciate you and all that you do. one day real soon, I plan to combine all my skill and put it all together and be just like you. Keep up the good work Mr Miles...

    Thanks for this information!!! PT agents are made to feel as if they aren't doing the business justice because they haven't gone FT BUT the brokerages are not trying to offer compensation to keep you afloat. Shoot just to pay the monthly fees you need monthly income coming in.

    I have been going back and forward with going full time. I have finally decided that I'm going F/T. BUT I will say this, if you thinking about it, I do agree with Chastin. Keep your job, for at least a year. Learn the business, understand it will be tough. Its tough part time so imagine when this is all you got and its slow or nothing is working.. It can get crazy! SO save your money, learn learn learn! And check out Chastin's rental boss.. Its an extra tool.

    I got my license last year and have been a referral associate with not much happening. I'm in the process of interviewing a different brokerage and becoming a part-time realtor while I keep my full-time job. I am a hard worker and will door knock, phone call, and do what I have to do to get listings. Love you Chastin and your channel. I have signed up for the industry power players network and can't wait to dig in.

    I'm full time now but I started as a full time agent and part time employee so I can keep my benefits (health insurance is expensive). It wasn't until I had too many call offs at work that I decided to quit my job about 6 months ago and that's about a year after doing it. Everytime I was at work though I always prospected my coworkers.

    Finally somebody who speaks honesty. Glad to found you online! I completely agree with you. It is possible to succeed as a part time realtor as long as you are willing to pay the price (effort and dedication outside your regular full time job). I’ve been considering becoming realtor for several years but everybody says I have to go full time or they say “there are too many realtors out there”. I have had a great career in finance and accounting in corporate America but I love the flexibility of real estate. But since my salary is the only money coming into my house to support my family (5 in total) I can’t afford whiting my job. You really motivated me!!!! Stay in touch

      You’ll want to really watch that. I’ve been in property management for 4 years now and a lot of companies will let you go if you get your license because of a conflict of interest

    I just passed the PSI and I am currently looking for a broker. I have been informing them that I will be looking to work part time. They seem to be ok with it which is a good thing in my situation.

    I ABSOLUTELY LOVE THIS VID! I was exactly the person your are referring to. Im got my RE License in 2016 I immediately quit my Full time Hospital Administration job and by the next year I couldnt afford to even pay for my Continuing Ed or my fees to renew. Long story short I lost my RE Licence and have so many regrets. Im now contemplating getting back into and I God for you and your wisdom. God Bless You!

      Nando Smith have you been able to do any open houses? I do rentals also but by choice. My brokerage laughs because it’s a slow process but it pays for my advertising. If you have a good amount of clients it will soon start to pay off.

      Nando Smith are you doing advertising on social media? Do some walk throughs and video it without your client in the video. Unless you have permission from them before doing so. You’ll show your following that you are confident and active in Real Estate by doing so. The rentals will come quickly if you do. And hopefully you’ll get in to selling quickly.

    I'll be part time when I start. I liked that one particular brokerage did NOT discourage this model. I have an established career that I enjoy, but have always looked at RE as additional stream of income/business to transition to later on when I hit my "ceiling". Other considerations one should think about include not just having regular savings, but saving up to be "self insured." When you leave a FT position with benefits, you leave medical/dental/ 401k, etc. This could be a factor for a person with children, on meds, other related issues.

      Programs like Medishare Health plan, it's more like a cooperative health plan. It's a Christian organization that's been successful. From my understanding you pay for dr
      Visits but if you go to hospital or get a chronic illness the plan kicks in & pays for your healthcare. So, in the end you pay are not sent large Bill's if you get cancer, etc. There's another plan, I can't remember the name of it. But people love both.

    Chastin, you are really telling it like it is. I would not quit my job at Bell until I could retire from it after 31 years. I realized years ago when I first got my license that you have to be in a financial position where it doesn't matter whether you sell or not.

    I worked in property management for 7 years and lost my job due to Covid. After 3 months of no job offers I got my real estate license and doing it full time. But I got mine to do apartment locating full time! I love it!

    I would disagree if you actually want to be successful. The power of broke every morning drove me and provided me with the hustle to HAVE to succeed. I worked my a** off every day to get out of that hole and now I am a successful agent. Every part timer I see can't quickly go meet a client to make a 10k Pay check because they are too busy working a shift to pay the rent. I do understand that you are helping out the people with no plans so I applaud you for that. Realtor is not a job you are an entrepreneur and you have to think of it this way. Your brokerage is not your boss and they are not responsible for giving you money. It's all up to the individual. Amazing channel man keep helping people out! Cheers. Jeff

    Actually, it's amazing how many brokers encourage their new agents to do just that knowing that there is a high percentage that will not stay in the business. I think a good broker should have a transition program for new agents to follow to help them transition into a commission based career. Great video!

    Chastin Miles, I will soon begin a career in real estate, and I have a good amount of money saved up. Right now I am a full time server at an upscale restaurant where I actually make decent money. I only work from 4pm-11pm, or 5pm-11pm. The brokerage where I plan on working is just down the street from my current job. My question is, do you think I would be able to continue working my current job while starting in real estate?

    I am currently teaching and looking to have my real estate license by January. I plan to work in real estate for 6-8 months and then transition to full time when summer break is over. I have been wondering if this is a smart plan but this video really has answered that question for me. Great info, man!!! Thank you!!!

      @Claudia Gonzalez so just to update you, I left teaching to move closer to central Kentucky where there’s more opportunity for real estate and other careers. I am still part time as an agent but will be moving to full time in the next 6-8 months...maybe sooner. Teaching is ideal!!! Use your summer break and weekends to hustle. Also, be the school real estate agent. You have A TON of people that will buy from you and you work in the same building as them!!! (Ex. Other teachers, administrators, kitchen staff, bus drivers, board of education, etc) and all of those people know 5-6 people that can/will buy or sell. Really nurture those relationships and they will keep you busy and you may find yourself going full time!!!

    Thanks for the information! I’ve been working on my transition. I live on the border of Kansas ans MIssouri so I went ahead and worked on getting both of my licenses. I got Kansas in July and on Dec 5, 2020 passed my MIssouri test and just waiting on my application to go through MREC for approval. I still have full time job. You are right you need money to get though all the testing and the classes and licensing fees. My goal is to really ramp up my advertising Q1 of 2021 ones I have all my licenses and If I sell at least 3 houses by the end of March, then I’ll go go full -time. The Kansas City Market is tough though! Houses sell really really fast.

      No I don't use a teleprompter, I tried that once and sucked! Basically I make a bullet point list of the things I want to talk about then I just talk from my mind.

    College grad here with just enough money for education, classes, and licensing. Living at home due to picking the wrong major. There's no way I can dive right into this career with little to no financial backing? My plan was to become a realtor or brokerage assistant until I finish studying and take my test (hopefully getting relevant experience) and then start generating leads by any means necessary. Cold calls, door 2 door, whatever it takes I am hungry. I am looking to make this my rags 2 riches career, but if you suggest to start with some funds, what's the minimum you recommend for the first month / first year?

    I just came across your videos on youtube and it was very helpful. I just have a question for you. I feel stuck right now. I am working fulltime at the moment and I just became a Real Estate Agent in Oct 2018. I have not had any real estate deals yet but I am just dont know where do start getting leads.

      Since you are working fulltime, I would suggest just using some of your income to buy leads. It's an easy way to get some.

    Well.. I jumped in the full time. No savings.. the first 3 months were dry, then on the 4th month made a little over $10k.. then as the months went by $1,000 dollars here and there a month! Im on a team and honestly its been a bitter experience. Now I sitting at the office searching for different options of income to get by here in the next months. Wasn't what I expected.. and is really frustrating to be at this point. So I'm stepping down to part-time for the moment.

      I did however get off the team early this year and moved to a different brokerage company that has provided more leverage to solo agents.
