The tip about considering what's popular in your area is a big one! In Arizona for the longest time people would say not to put in a pool because you would not see a good ROI on that money. Nowadays pools are almost expected due to people spending more time at home and the summer's being so hot. So a pool has turned into an amenity that can significantly increase value (and only costs ~$25k to install)

Great video, Elisa. I have known people who have over improved and then found it hard to sell. I live in a small city in Texas that is slower paced and understated. I am definitely trying to stay consistent with what is popular here, although I enjoy your videos very much, and some of your improvements will definitely work here. Consultants in local stores are definitely a great resource. My part of Texas is very dry, so hardwood and laminate floors are popular here, although my front entry is tile. In Houston and along the Gulf is where tile flooring is more likely to be used.

Some things are expensive everywhere: countertops, appliances, hardwood floors. How do you do major renovations for under $200K??

One area that I'm concerned about regarding bathroom/kitchen remodeling is obtaining permits for projects that change the configuration of walls, wiring, etc. (especially during this pandemic). I hope to get some insights on this in one of the future videos. Keep the great content coming :).
Thanks Khoa! Congrats on buying a home! I’m glad you found my videos inspirational. Yes, it’s taking a lot longer to get permits on projects that require plans to be submitted. You could always pull an over the counter permit for kitchen and bathroom remodel so you can start the work while waiting for permits on structural changes. Hope it helps

I had to get rid of filthy carpets. Laminite, LVP (vinal plank) and wood floors were options. I found all three at similar prices. ... I went with wood floors ... Duh! Easy decision.

I've been trying to calculate your Profit % Figures, what is this typically a function of? I tried (Revenue-Profits)/ Revenue * 100, but did not get the same values
My house that was built in 2018 has 4 beds and 2.5 baths. One of the bedrooms is small so I want to convert it into a full bathroom. This would make the house 3beds 3.5baths. Is this something I have to document? Or can I just do it on my own with contractors?

This is what I meant when I asked you to do a video on how you find a investor/ how you make offers to them/ what paper work you do with them, because some people might not have the right amount of money, so they can find a investor involved as you did.
