I go through some basics you may not know as well as explain the information listed on their site. I will link the site down below for you to get more info. At the final bend of my process. Took in my commitment letter from NHT to the lawyer. Your videos are my guide. Gonna start rewatching the construction loan video now, cus that's where I am off to next!

You were very good, thank you for your information, I would love more information for people who lives overseas and want to buy or build. Especially from the US.
Thank you 😊. Well what i know is that you contribute based on what your salary is overseas. So you can have a family member go and sort it out for you or when you come back. I know some persons have the option to pay quarterly. So you can look into that. I don't know if there is an option to pay from overseas so you can find out about that as well

Hi. No they don't charge. It's a standard letter so it can be same day I think. But best to have them give that info

If after conducting the surveyor's report and the property is breached then they'll process the loan on the condition that a lawyer will do a modification through the Supreme Court. Process ranges from 6 months to 1.6 years.

@@riccardolewis9687 yes. NHT won't cover everything. But depending on cost of property they may assist with lawyers fees I think. Not sure if that has changed because this was a few years ago

Is it cheaper to buy a house or build it these days
Building can be cheaper and you get way more value for your money. It is the more stressful option though and time consuming. Also bare in mind if the work men mess up essentially that can cost you more in the long term.

Not sure enuh. I know in some instances they pay lawyer fees depending on cost of property.

question in the case you are going through a real estate agent will you still need to do all those stuff or will the real estate agent deal with the hard work and you just carry the documents to NHT to be approve?

Oooh no. Don't get stressed. Made this video to try and make the process easier. As for scheme unit I am not sure what you are referring to. I know of NHT developments which are houses NHT builds and offers full financing for.

@@mrlainglove8119 the actual transfere of the money takes some time. But you can call and follow up. They will be better able to guide you so I would say reach out to them

Property tax for what? The land or house being source or your present residence?
The one that you are purchasing. Those will need to be paid up. The seller should take care of this
Hopefully, I get some answer to this question. Can I merge my bank loan with my spouse's nht loan to purchase land. Or only 2 nht loans can be merged? Also, is it possible to have nht loan on a housing unit and another separate nht loan for another piece of land at the same time? Bearing in mind the separate loan limits that apply for each, and my ability to afford both at the same time?
Hi. Nht allows joint financing so first one would be a yes. As for the second question I don't think they give 2 loans at once to the same person. But it's best that u call them. They are usually pretty easy to get thru 2
If my wife is a nurse and we take a combined loan to construct will we pay 3% on the loan or it would be separated?..

Hi. That part I wouldn't be able to say for sure. Would be best for you to maybe search through gleaner online as well as reach out to a couple realtors. They would be better able to tell u

Did you look on www.realtor.com/international? Search "Jamaica" and filter results to land only then sort by price or whatever is priority.
How do you sell a House or Land thru NHT?
Nht doesn't help you to sell a house or land to my knowledge. Unless you are not keeping up with your mortgage then they auction it off. They assist you to purchase property on the open market or one of their developments. So I would encourage you to possibly seek out the assistance of a realtor if you are trying to sell.

So you can’t pay up your NHT contribution ASAP in order to get a loan... for example for self employed individuals?
Not sure I understand this question but for clarity on this I suggest reaching out to them. Remember I am not an employee there so some information I would not be able to provide
Yes you can pay as self employed if that's what you're asking. You have to do so though Tax Administration Jamaica. You pay online ALSO IT HAS TO BE UP TO DATE FOR THE LAST 6 MONTHS. So if you missed a month even if you pay up , the 6 months start all over
Do all these requirements apply to a house that is built and funded by nht?
No this is in general. The NHT developments are a little different in the sense that they use a points system. And those are 100% financing

Hi. I think the best way to go about that is to have a lawyer acting on your behalf. So I would say reach out to one over here and get advise from them. U can also try a realtor. That may be able to give more info
NHT says 100% financing, yet in their online application they ask if you have savings or if you would like a contribution refund to put towards the house. That makes no sense.
It's 100% financing is your salary allows. You still need to be able to afford the payments. So in the event that your salary can't cover they give you options. Hope that clears it up
